Are almost always the unrentables. I have two ads in on Craigslist (no I've tried FB even with a biz page and it's awful). I have an ad in at Zumper (boosted). I'm getting maybe one inquiry a day and they are all recycled DQs. I send out a prequal anyway but there situation amazingly never improves. Most don't even bother to fill out my prequal sheet. It is probably apparent to them via the prequal that I won't be renting out to nuisance/problematic tenants.

Unit is a very large 2100 sq ft gut rehabbed SFH with reasonable rent for the area.

I have not yet run a Zillow ad for this place although I expect to.

Ken, I'm giving the town FB site one more try. When I did my biz site, it kept getting bot-flagged with "violating community standards" which there was nothing in the ad that did so. Ad was extremely vague (in order to keep applicants from knowing what to lie about).

That's a bigger place. Need a niche tenant maybe. One with lots of kids?

I got lucky with my only Zillow ad. Worked as perfectly as I could have wanted. She is living there and he will move in in December when he graduates from college out of state. (Yes I met him)

Haven't had to deal with winter movers since all the tenant problems multiplied.

I just had a tenant move out on me mid-November. All my leases terminate in the summer, but she wanted to move in with her mother to care for her. All the more reason for a solid lease! Mine has an early termination clause and states that rent is for full months only. She doesn't think she has to pay any of that because she's her mother's only daughter and no way is she going to make her mother leave her home, yada yada yada).

If I find a replacement, I will write the first year as a nine-month lease, so if it doesn't work out they'll be moving in September. Yep, pool is pretty dismal right now. --104.230.xxx.xxx

Zero, Im hoping for maybe younger responsible adults that want to room together or a nice family that works at the local school district or hospital...hopefully with older kids. Nobody parents their kids anymore or says the word no.

The last time I rented with younger kids every mini blind was broken in a month. This time I put in the more sturdy faux wood blinds. Found them at a big discount at Ollie's. --172.59.xxx.xxx

You should try to advertise on every available platform and you should create your own platform.

Every housing search by an out of towner starts with a google search . By maintaining your own website and regularly posting y ou tube videos, you will be seen by the right people.

The dregs of the local renter pool scours the platforms constantly, the good prospects don’t yet know what the name of the most used fb marketplace group for rentals in your area.

At one level I absolutely agree with you. Vacancies this time of year are tougher to fill with qualified applicants. The lake effect snow here makes for the affordable prices for the other nine months of the year (although sometime I think winter is nine months long).

When I find myself with a vacancy during an off season, I ask myself how I need to change my management practices to match the market place that I elected to work in. Most of the time - the issue drops down on to my lap ....not the tenants.

That is sometimes a tough pill to swallow.

So maybe it is marketing, perhaps it is screening, or even retention of the correct residents. For me this past month, it was expanding during off season. Please have hope, I have a move in today and another who wants to move in a week ahead on Friday.

Even with plenty of pre-screening, you will have to go through more than your fair share of folks that are not qualified. --24.101.xxx.xxx

I have found quality tenants just don’t move over the holidays. There are exceptions but they are rare. The mistake I made a few years ago was not accepting a short term rental due to a house fire and trying to get a full year tenant. --99.23.xxx.x

This is definitely not a good time to rent because the better tenants wait until Spring. I asked a "complainer" to leave for refusing to have renter's liability insurance and add me as addt'l insured. A good tenant, paid timely no real issues. They vacated the end of November. I'm prepared to winterize and wait. I can see on Zillow that my add is very active with over 300 views and 10 saves in a month. I'll wait. I'd rather have no tenant than a bad tenant.
