What is the purpose of having ducts cleaned? I can understand shortly after a renovation, but you’re moving filtered air at high speed through metal ducts with no organic material for anything to live on. What is there to clean? --24.152.xxx.xx |

Not under any obligation. I've had 2 or 3 requests in 35 yrs to do it and no never have. Do your 2 x's a year filter change.
FYI last winter we has a gas furnace that the hi temp limit kept tripping. We swapped everything. Had to call in the camera to go up through the burner chamber to the A coil thinking it was blocked-- nope not it. When we pulled the fan blower to do the camera we saw the squirrel cage on blower-- the slots were pretty much closed from dirt. took it out side washed and reinstalled. worked like a champ.
In states with A coils above the furnace-- I don't think chunks can possible get through an A coil. --108.239.xx.xx |

Tell the tenant that they are welcome to lift the vent covers and vacuum inside, just what they can reach. Any dirt in the vents will have fallen there through the floor vent covers and it is easy to reach with a vacuum cleaner. --76.178.xxx.xxx |

Maybe it was that dihydrogen monoxide gets into so many things, even the ducts in our houses, that we should get it out. One of my rentals had so much that it rusted badly, and stunk! Its in shampoo, too, maybe that's why your hairdresser wants you to get more haircuts, NE. Just lookin' out for your health .

Renee, it could be tenant is experiencing allergy symptoms, or one family member is experiencing allergy symptoms, and is grabbing at solutions. If it were me, I might offer to come over with my shop vac with drywall filters, and clean the vents. When there, I would look for other sources of allergens. If there is a basement, is it dry, or is it musty? I provide dehumidifiers at my rentals, cuz Wisconsin is a very moldy place, and my houses are located where there is a high water table. Takes some training to get tenants to keep running the dehumidifier, it will raise the electric bill. Maybe this tenant is clean, but, have any tenants previously had cockroaches? Might cock-roach frass ( poo) be hiding behind crown molding, switch plate covers, or that uncaulked crevice between the cabinet and the wall? You, being further south, are probably in full fall allergy season. Is there lots of ragweed growing in the yard?
Now, some of these things are fairly easy fixes, some take more diligence, and some just cannot be controlled. One of my houses, in hindsight, had all of these going on. Tenant's son had lots of allergies, including severe asthma, and my allergies were bothered at that house. I fixed most things while they were there, but only discovered the roach droppings recently when gutting the kitchen, after this family moved. Previous remodelors put a layer of quarter inch drywall over damaged kitchen drywall that was covered in frass, and there was a gap where new drywall met the countertop. I had put a piece of trim covering that gap, but my tenant's family was there when I bought the house, so , how much roach frass were they exposed to, from previous occupants? One of the things I will do during this renovation, now that the house is vacant, is caulk every seam, every gap, and, the wood floors will get a super-cleaning, and three coats of polyurethane. Seal that stuff up?
And, if anybody hasn't caught on by now, dihydrogen monoxide is a term used to make and ordinary chemical sound suuuuuper scary and dangerous, and we need to clean it out of our lives now! Yup, H2O can be dangerous stuff! I did replace the ductwork on a house, not just because it was so rusty, and it stunk, but I wanted the ducts in better locations. Previous tenant's kid was stuffing his poopy underwear in the bathroom ducts! Peeyoo! Hauling the scrap to the metal yard, those ducts still stunk of rust. Yuck. But those seventy year old ducts had very little dust and grime, nor had any of the other three houses where I moved ducts ( other than those three pair of skivvies.) There are lots of companies that claim its the stuff in your ducts that are making you sick. Could be so many other things, and changing filters regularly, and wiping up the dust on your hard surfaces should catch much of it. --72.135.xxx.xx |

They just recommended it in my house. Apparently there is "mold". No thanks. We just got a new system and the attic insulated. People came yesterday to vac the system- the ones who put the system in- no extra cost for that service. Finding a fine layer of dust on my table as well as bits of insulation. So mad.
