In a house that has gas heat, where should a CO2 detector be mounted? In other words, how far (or how close) from an unvented gas wall heater should the detector be placed? Also, should the detector be mounted high near the ceiling or down low near the baseboards?

My city's rental house inspectors seem to be confused over the proper

Same confusion in many areas, CO rides low, smoke rises, if you use a plug-in variety CO unit the 18-24 inch above floor will catch those fumes - if you have a display 20PPM is when the detector should go into alarm. There are combo units which end up on the cieling to get the smoke primarily, I use battery backup models and I have a talking one in the adult group homes. --184.59.xxx.xx

You want a separate Smoke and Carbon Monoxide detector, not a combination unit. Th CO sensor should be mounted outside each bedroom, around 5 feet from the floor. If the bedroom has two doors and one is connected to a bathroom, connected to another room like a laundry room, service porch, etc., THEN HAVE TWO CO SENSORS, ONE IN THE BEDROOM AND A SECOND ONE OUTSIDE THE BEDROOM IN A HALLWAY OR LIVING ROOM CONNECTED TO THAT BEDROOM. --47.155.xx.xxx

Unvented gas heat is asking for trouble. I see you are in ALabama so not as cold as here but can get cold. So many things can go wrong here with one dumb or impaired tenant. I have chimney attached gas heat air and boilers in my buildings. One building has very large windows and I installed supplemental electric baseboard heat in those two bedrooms. Upstairs unit relies on downstairs tenant with thermostat to keep the heat at a good temp. Because they cant be trusted I gave that unit supplemental baseboard electric also. It has worked out beautifully and I keep my tenants and they keep paying. Please consider electric baseboard instead of a potential death situation. --173.61.xxx.xxx

Since you are an authority on home maintenance, I will take your advice and mount my CO detectors 18-24 inches from the floor. However, this location will give my tenants easy access to the unit (my smoke detectors are mounted near the ceiling) and if they need a 9v volt battery for something else, this CO unit will get either get removed or tampered with.

Roy, I started buying the 10 year sealed units to keep the people from taking the batteries.

Mostly smoke but I do have a few CO alarms as well.

Pulling a battery or unit is a lease violation and cause for eviction. They now sign off on that line in the lease. --107.147.xx.xxx

What type of heaters do you have? I have a Rinnai natural gas heater in one of my units. I love it! It's in the kitchen and heats the whole unit. There are also supplemental electric baseboards in the 2 bedrooms in the event you want your door closed, then you are warm.

CO can come from regular gas and oil furnaces as well. The trick is to make sure you have operational CO detectors in the units.

Here unvented gas heaters are illegal where now most houses and buildings are becoming air tight. In the house have natural gas stove where use vent hood over stove to clear out fumes so no build up of carbon monoxide. In the house have two combination ac powered with battery back up combination smoke carbon monoxide detectors which work well along with apartment buildings have only one close to bedrooms. While the government here wants everyone to switch to heat pumps it does not make economic sense for me to do that as heat pumps will not work well in extreme cold temperatures along use EPA rated wood stove where use hgh efficiency gas furnace on and off. Mr Google says EPA suggests 5 feet above the floor (seems an odd spot to me) or on the ceiling.

Massachusetts law requires one on every level and within 10 feet of each bedroom door.

My local law does requires them but I promote them as another safety feature of our homes, along with deadbolts, etc.

I have tried baseboard electric heaters. My tenants would move bedroom furniture to the wall which would completely cover the heaters and then they would complain about no heat in the room. I removed those heaters and installed 1,500 watt electric heaters that are recessed into a wall cavity between two wall studs. There is one of these 1,500 watt heaters in each room mounted about 4-5 feet up from the floor.

Just a few of my houses of mine have unvented gas wall heaters which are perfectly legal here. These gas heaters can't be installed in bedrooms though. Usually only in hallways or living rooms.

Most of my houses do have Central Heat/Air which are Heat Pumps. --71.207.xxx.x

Yesterday, I took Vee's advice and mounted my CO2 detectors 18 inches from the floor. I even glued them to the wall in an attempt to keep my cheapskate tenants from trying to steal the expensive 9v battery out of them. That really irritates me too. So, my glued to the wall CO2 detectors are going stay put until some idiot city rental house inspector tells me to re-locate them, which I doubt they will.

Roy,have the tenants sign something acknowledging there are smoke and CO detectors,in my state i have to supply them but tenant has to maintain them. i had a small fire once ,tenant had removed batteries, fire chief told me to come to his office about it, i asked if i should bring that form and he told me not to bother coming in --74.77.xx.xx

If you saw the way my tenants try to 'fix or maintain something', you would not be asking them to do this. My lease specifically says you are 'not to fix anything' which includes batteries in smoke detectors.

yeah... I'm with Ken ... my lease says that too but they never do and they all know that... that's why we have the 10 year ones now because they know the tenants take the batteries out (or just let them chirp until they die).

That's a pet peave of mine... as Im talking with someone on the phone (or in person at a property somewhere) and all I hear is "chirp" .... "chirp"

But to answer the question... it's kind of weird but here in NY we have them installed on every floor there is a gas appliance (so basement if the furnace or Hot water tank is gas) and then the first floor there is a bedroom (so if no gas appliance on the first floor but there's a bedroom ... then it goes on the first floor... if an appliance that's gas on 1st and bedrooms are all on 2nd... then all three floors).

Where to place? IDK... it's weird because we are instructed to place them on the ceiling in the basement but then it gets weird after that. --69.201.xx.xxx

Best option is to install a electrical box next to light fixture in hallways then install a combination smoke, carbon monoxide Ac powered with battery backup so as long the green light is lit then ok. Batteries last longer on Ac powered detectors. Wired right there is always power where regardless of light switch the detector will have constant power. --207.236.xxx.xxx
