Received rental application, not really a thorough application. One that only gives info a tenant allows, income, management, pets, 3x rent.

and current address.

I google the so, called property management person's name, and nothing . I called the number just for fun and asked. Do you have any rental properties available?

They hung up. All I heard was a dial tone. Lol, next.

So, I didn't have to ask, do you rent to, Sally? or give a wrong rent amount and let them correct me.

I only called because I didn't put much trust in Zillow's self application.

This will be my new screening question.

If I called you as a honest LL, would you ask how many bedrooms? or what is your budget?

or hang up?

Back when I used to answer the phone, Id hang up on people that asked me that too. Or tell them they had the wrong number as I never advertised my phone number and Id never have prospects call me anyways.

So maybe Ive had previous tenants rejected because of these tactics. Not my problem. --172.56.xx.xx

Seems you screened off a lousy manager - did you have a arrangement with this manager? You want a good tenant screening in this day of jobless, homeles, fundless applicants, they are out there like fallen leaves.

Vee, no arrangement with this manager. The last 4 or 5 years I have rented vacancies out by referrals only and I do get calls from prospects to see if I have any rentals open, and I ask who gave you my number?

You hit the nail on the head with the down and out applicants. Ran into a tenant from 2002 he has been homeless since 2021. Living in his truck. He collets SSI.

We LLs have to do our due diligence if we want to stay in the game.

If a landlord calls me to ask about a tenant, I will talk to him (was that the question, because I am not quite sure what you are asking?)

I'm not sure why a landlord requesting references would want to know how many bedrooms or what my budget is. So I find myself a bit puzzled by your post.
