There was a recent discussion about rejecting a lying applicant say for a dog they sneak in.

We don't allow dogs/cats /pets when we have new carpet period. We sometimes hold that line if after the 2nd yr it still looks good (just not so strict).

So on some occasions, if the carpet is 1 or 2 yrs old, why not take that lying applicant? You have a no pet policy and if after they move in you want them out-- invoke the no pet clause and you lied about it. So your now out. Especially if your having a hard time with a certain property.

no response needed just a thought placed for some who are having a hard time finding renters.

It would be different if the tenant was in there for six months or a year and the carpet was old and then they got a dog in a single family house perhaps. But lying to me right up front? No, I don’t think so. --24.152.xxx.xx

I sure wish there was a performance bond we could require. The tenant is going say what ever they can just so that they can get keys. "Yes that week old puppy is potty trained."

I just wish I could could say, I believe you because you are such a nice person. Please understand that we just put $6,000 in new flooring in the place so please get bonded by a private company so that they can pay in the event that that dog does have an accident. I would suspect that such a bond would run somewhere near $6,000.

If the tenant is on month to month just give them notice. You don't need the pet as an excuse. Month to month is a good way to rent if you are prone to approving problem tenants.

If the tenant has a pet that wasn't declared, I have a hard time believing that a judge would throw a family out on the streets because they have a dog. It's pretty conservative here in Idaho and I wouldn't try to evict just because a family lied about a dog.

I'd have to give a string of notices, and show the dog was somehow doing damage. Or else tack on a hefty pet rent and pet fee (which would probably have to be in the lease to begin with) and then have the tenant refuse to pay so I could evict for unpaid rent.

Its a lot easier to be more careful with the screening and not give anyone a break if they don't qualify.

Seriously, typical tenants if you tried to evict for dog would just declare the dog to be a service animal. So just don't let that type of tenant in in the first place. --76.178.xxx.xxx
