After given a verbal warning about vehicles being on flat, not operable and expired tags, they then air the tires up but goes flat again. What legal action do you take next ? --76.134.xx.xxx |

Issue your tenants a written warning, a 3-Day Notice to Perform or Quit. What ever your city uses. --47.155.xx.xxx |

Agree with Robert before me, ffind your local law and follow it - here after getting a written notice a 30 day extension is offered from city then towing to auto/truck recycling occurs, many time a rusty hot rod is lost to the recycler and sometime the car owner tows to the repair shop and it appears a month later with toddler seats inside and delivers someone to school or work - the cycle may repeat and tenant is charged to eradicate the oil spills in the next rent cycle. --184.59.xxx.xx |

What does your lease say about the operational status of cars on the property? --24.101.xxx.xxx |

For years I have tried to figure out why some tenants keep junk non-running vehicles parked on the property indefinitely?
Does anyone have an answer to this mystery? --71.207.xxx.x |

Roy, it is all they got and by getting rid of it the possibility goes away of having a car on the road again --74.77.xx.xx |

Most keep them for the memories. Either of when the car was good, or hoping to get it to that point.
My father is like that. He has tons (pun intended) of vehicles. Some run, some don't. He doesn't do anything with them. Some are just old cars, some are classics. When asked why he has them his response is usually I bought them. They are mine to do with as I choose.
If he was renting from me we would have problems.
My lease states that non-running vehicles are not allowed to sit idle on the property. I have only had one issue that I recall where the car was junk and they left it. Not sure how I could enforce it if the city didn't complain. --107.147.xx.xxx |

Assuming you can point to a clause in your lease that they are violating then post the cure or quit notice and proceed with eviction if they do not get rid of it. --209.205.xxx.xx |

We are constantly fighting this in our nice HOA too. Blows my mind how people spend 500k plus to live in a nice hood, then they bring their trailer trash ways. And I'm talking owners not renters.
One guy had like six old cars in his drive and yard, took two YEARS and multiple lawsuits, a lein and almost a forced sale. The guy ended up paying the HOA $29,000 in costs and fees. And now 3 years later it's right back. I think it's a form of mental illness. Like hoarding.
I just saw a new one this morning. Car on a street I seldom use. In the drive with 4 nearly flat tires. Clearly hasn't been moved in months. Waiting till 9am to make my Karen call to management.
What I really wonder about is the neighbors. They can pick up a phone as well as I can. Why they do nothing and it takes someone from 5 blocks away. This tells me the HOA isn't doing their violation drivebys - another problem. Poor management that doesn't act without complaints.

My lease says I can have inoperable, non-registered, non-tagged or insured vehicles towed, and the tenant specifically gives us permission to do this should it become necessary.
I had a tenant who had a car and he had lost the title, couldn't prove he owned it, it was a mess and just sat there for too long. Finally issues a "move or we tow" and he said it was going to cost him $$$$ because of the title issue. I told him it was going to cost US in fines and it had to go - or he did. He figured it out somehow. --173.18.xx.xxx |

In my hood when the peep clings to the eye sore, I could call the city and they will tag it for a tow . They get a grace period to get it registered then "pufff" it's gone.
Need it gone quicker use a tow rope and drag it to the street.
"Pufff" ... gone. --198.168.xx.xxx |

One peep put a pay-day loan on his vehicle. Was missing payments so he knew it would be repo'd. Then it broke down ... no incentive to fix it given that it could/would be repo'd. So it sat in the driveway. Called the city ... tagged it ... then "pufff" ...gone. --198.168.xx.xxx |

Our counties don't tow - they fine the homeowner instead. We have a few tow companies who will come get junk cars for free, but only if the house is empty I think. I've had cars towed a few times but I can't remember exactly how it worked. --173.18.xx.xxx |

Other than something like not having a wheel or steering wheel, how can you or anyone else determine that a car is not operable solely by looking at the exterior? If anyone did this to me on my old beat up truck I would be calling and reporting their vehicles as inoperable every day. Then I would park my tagged and running beat up work truck in front of their house with a filthy old toilet in the bed. --73.141.xxx.xxx |

WMH- dont you have guys who will buy junk cars for scrap? they advertise around here with bandit signs like i do to buy houses. They say no keys no title no problem, i have bought houses with a junk car in the driveway and sell the car to a guy for cash and he takes it directly to the scrap yard after he removes the cadillac converter --74.77.xx.xx |

Around here you must have the title in hand to sell the CC at a scrap yard.
Removed one from mother-in-laws beat up car. Put it in the trunk so she could sell it and scrap the car. Instead she sold all of it to a guy for less than the CC would bring. Plus she had new tires on it. --107.147.xx.xxx |
