So Ms. S8/PT RE agent/Homeless Sheltercaseworker w/four kids who said she didnt' "need" to move; just WANTED to move due to "cosmetics" texted me to see if she could view the SFH.

I responded back "just curious but seeing that you are in the RE biz, have you ever considered BUYING a home?"

She came back with "well the owner here offered me a chance to buy this place but it needs SO MUCH work --roof, foundation, blah blah."

Hmmm earlier she said the problem was just "cosmetics."

I know this owner (not personally) but she and her hubby seemed to get in over their heads. They own several places around town and they are selling each one of them. They are realtors in the next city over (Syracuse) and seem to want divest from this town (and yes their places are dumps) and reinvest elsewhere.

In other news, the woman that signed over to us our last house (that caught fire last December) has purchased a giant bldg in town that used to be a furniture/appliance manufacturer and reseller. She's going to turn it into a huge charity store and soup kitchen.

Just what this town needs! Anyway, neighbors stated (and we can see by the evidence remaining in the "fire house" that she was indeed running a halfway house there and had up to 12 unrelated recently released convicts living there.

I have to be careful b/c this woman's daughter is one of my tenants and she is actually a good tenant.

I would refer her to a cosmetologist - just like Floyds barber shop in Mayberry I bet they will help her out, but they have to hurry - most of my shoppers that want a 13-1800 bux place, no such thing exists here but maybe they still have them in mayberry...

look up 146 canal st lyons ny and 65 geneva st lyons ny. one of ours is directly across from the canal st property. her former tenant wanted to rent from us. NO WAY!

mapleaf18, those prices amaze me, especially it being in NY. Around here we always hear about how expensive things are in NY. If those houses were here, they would be asking about 4X that much or more, in those conditions. I guess it must depend on the location in NY?

Any location where there is major loss of industry than the price of housing drops dramatically where people move out as there are no jobs. A industry wants to reduce labour costs where move to area where there is no union or move offshore where wages are really low. A remember the city of Brantford lost four major industries where some parts of downtown were blighted. Now it is improving where a lot people are wiling to commute to work in other areas. People who retire decide to sell houses close to the GTA then move further out by more 100 kilometres or more where the cost of housing goes down as they do not need to commute.

How much time do you spend on your Non-quals?

Once you are disqualified, the conversation should end in my opinion. Nothing can be said or done to take some one you don't want to rent to and change your mind. So I would focus on the three to six others that got prescreened and are moving in your pipeline.

I consider this a numbers game. 50-100 people interested but only a handful will follow directions and pre-screen. Those are the folks that I invest my time on.

I have to agree with Ray. Conversation ended when you said no. Clearly they lied so disqualification #2. Not my business if they can or cannot buy a home. Still unclear if you are Sec 8 approved housing. If not, that conversation should've ended there.
