NOT a medical professional. A mental health care professional. It can be from any sort of licensed counselor or even the tenant's priest. Online mental health care is permitted, so you want to be careful about automatically rejecting a letter because it came from an online source; not all are necessarily fraudulent.
You can require that any warm blooded mammals have a verifiable rabies vaccination and you can legally reject any animal that shows itself to be dangerous, and it has to be that specific animal and not a generalized breed of animal.
If, in the home inspection, there is pet damage or feces piled up in the yard, you do not reject for the ESA, you reject for damage of filth at the current residence.
ESAs do not have to have any training at all, so you can not reject for lack of training and manners, only for dangerous behavior. If the dog jumps on you, too bad. If the dog growls at you or snaps at you, or has a history of biting, then you can reject that specific animal. --76.178.xxx.xxx |

I do have to pick someone who is lying (verbal and written) about their pet. Application is always pending or incomplete (missing documentation such vaccine records, adoption records, copy of animal renter's insurance) until another application is approved.
Do not educate me in the law stating landlord can not ask for vaccine records, or "animal" rental insurance.
Do not "discuss/educate" with me city ordinance (vaccination requirements and leash laws) can not regulate medical equipment (their pet).

I don't argue, I don't fuss. I just let them get their "ESA." THEN Automatic rent increases every legal chance I get. The last folks I had were not too bad . . . when all was said and done, the ESAs are pets. I just made sure it was the right breed and had the tenant do a DNA test. I sent a copy of the results to my insurance folks. I could have gone all HIPPA on the tenant and ask for documentation from their Med Care professionals, and I didn't. But in general, the folks were plenty decent tenants and pet owners. I did get lucky. I prefer to rent to folks who don't have pets. But after they move in, and they if they try to game the ESA angle to get a pet, I let them get their ESA -- and my expenses just went up so, rent increases suddenly become a regular thing. --165.1.xxx.xxx |

Have not had to deal with this,so in the documentation they present include the Dr that gave them this? If so has anyone called that Dr to be sure that they signed for this?
Can you ask what criteria was used to arrive at this decision?
I realize that may be privileged information to give out, to a landlord, but Drs have to often justify their treatments to an insurance company to get things covered.
Perhaps a politician just may take this on esp if its pointed out how this fraud may effect honest people, both LL's and tenants. and if the news media gets involved.
Landlords should push for more rules for approval, perhaps to an independent group with the names omitted or an insurance company involved (as they may have to cover damages)
If Drs have to work harder to approve things, they might not just approve someone just because they ask,
