is this a rooming house?

If you have a lease with the 4 persons identified-- you should also have a paragraph saying if someone moves in what has to transpire. Like they need an application and income verification and the whole booty of items for a normal rental. and must be approved. Otherwise you'll have every tom dick and harry moving in.

The additional person should garner about 70 to 90 more. We send an addendum for all the other residents to sign acknowledgment.

Utilities has nothing to do with adding a person to lease??? --108.239.xx.xx

I think CAROL is referring to that she doesn't pay the utilities the others do so need not to figure that into the equation. There will be more wear and tear, and depending on the

If a 5th, utilities are then split between 5 instead of four persons. --75.11.xx.xx

Carol, a lease with your existing tenants is a contract that prevents you from raising their rent until the lease expires. If the 5th guy is their request, then they shouldn't object to voiding the old lease and signing a new one with a little extra $$ for you.

Or, just write up a separate lease for the new guy --107.141.xx.xxx

I would charge more for any extra person there. Yes don't even have to ask just start charging them. --172.59.xxx.xxx

Without knowing what type of place this is, it is impossible to answer this effectively. A SFH is different than a boarding room --24.101.xxx.xxx
