Okay everyone, I am finally finished with my major rehab house.

The place was neglected and abused pretty bad to include the yard. I spent several months just cleaning up the yard. Most of the work I did myself to include the plumbing and electrical. I keep firing contractors and DIYing.

This home has some history behind it as it is supposed to be originally a schoolhouse. I have tried to preserve the old place and it's history of which I have incorporated into the home.

Please forgive my imperfections as I am learning. This is my first time tiling a shower wall so overlook the flaws. I spent countless hours trying to preserve the original walls and floors.

I finally figured out how to get pictures on here but they seem to have loaded sideways for some reason.

Talk to your tax advisor before you sell. How and when you sell could make a difference in any tax you pay. Maybe 1031 is a good idea or if you lived there 2 years out of the last 5 years you get a good exemption.

Roy, I will be listing it on the MLS if my prospective buyers don't bite. This house has attracted a lot of attention from the neighbors driving buy.

Richard, I have been working on this for 1 1/2 years so I should be in the long term capital gains area. I am not a big fan of renting out so I think I might focus on flips. I have to learn how to not put so much time in. --73.190.xxx.xxx

The darker countertop was already in the house when I bought it. It needed cleaning up but there was nothing wrong with it. I couldn't find a match, so I went with the complete opposite color pattern while sticking with the marble look as is the older top. I thought they might work well together. --73.190.xxx.xxx

Purchase, rehab and list.

Looks pretty nice. I know you said you are going to sell it because you can't get the money back. That is what a cash out refinance is for. Pull the money out for the next one and rent it.

But on the other hand it really stinks when you completely rehab a place and a tenant comes in and destroys it. Even if they only live in it like normal it will never be the new place you built again. --107.147.xx.xxx

Congratulations! Your finished project looks very nice.

I'm curious if when it's sold & you do a recap of all your costs including opportunity lost & your time spend on securing the deal / doing the renovations / marketing the house & carrying the cost for the project, how much money per hour you actually made. I've done a few of these where when it was all said & done, I could have made more at my regular job. Of course, that doesn't take int account the experience gained or the satisfaction of knowing that you took a neglected property & made it into a nice property.

I love the corrugated metal ceilings. Why didn't you use it in some areas but not others?

Did you have any issues with the local building inspectors? In my area only licensed people can do electrical, plumbing, gas, structural & certain heat work. About the only exception to this is for an owner occupied SFD that the electrical inspectors deem the owner to be knowledgeable enough to do the electrical work & the building inspector deem that they are knowledgeable enough to do structural work provided they have prior approval & any necessary stamped drawings. --72.93.xxx.xx

Congratulations - Reminds me of an old house I bought years ago rented out for a few years and sold 2019 - interior clap boards - high ceilings - door change outs was tough because out of plumb/level frames - completely rewired - new plumbing - and on and on - Just a lot of hard work - you know the drill.

I just did a small bath remodel in my house with 12x24 tiles floor ceiling - You may want to consider Grab Bars - got mine on line from Harney Hardware good quality and good price.

Rentals and dealing with tenants is not for everyone - you may have found something you like. If you can remodel an old house the next one will be a piece of cake.

Although you may have made more per hour at your regular job, this was your college education in house-flipping. So, you'll have honed your skills a bit, and have learned valuable lessons. Oh, and I would definitely get this on MLS, not just FSBO. Tennessee continues to be hot market for retirees, and this could attract attention of out of state buyers looking for a retirement place. A good realtor could market the heck outta this place; plenty to work with.

Oh, the kitchen curtains: hand the cafe curtain over the lower sash, get the valance to match the other. If they came in a set with both valance and cafe, then the other cafe curtain can be used to embellish a kitchen towel, or apron. You could just leave it in a drawer for the buyer to do as they wish. That was my only negative criticism, as it clearly looks as if you were trying to save costs by splitting the curtain set like that. That would make me (as a buyer) want to look and see where else you were cutting costs. And, btw, the cafe panel in a set of kitchen curtains goes over the lower portion of the kitchen window so Mom and Pops can wander into the kitchen in the all-together for the morning cuppa. That's what we do. ( go soak yer eyeballs now, though, you can't unsee that image, lol!) --72.135.xxx.xx

Thank you everyone for the replies and suggestions.

I am thinking that when all is said and done that I could have made more doing something else, however, I have learned a whole lot. The next one will be easier. I hope to do any others that need less.

Steve, I only put the metal in the oldest part of the house because that is where the plank walls are. I wasn't sure that it would look as well on a full sheetrock room. Also, the rooms with the metal, have planks on the ceiling.

I hired an electrician to change out the disconnect box on the outside, run a new wire to the inside panel, and have inspected. I took it from there. All the plumbing I did myself. I had a friend who was an electrician, plumber, HVAC guy. I helped him for a few years, when he needed a helping hand and learned some things as my payment, but unfortunately, he is dead now.

I hired someone to do the HVAC and run duct.

Busy, it is a good thing that I am not an interior designer, LOL. Thank you for pointing that out.
