what are the opinions regarding pass-through of increases in insurance, taxes and HOA fees to a tenant in a condominium unit ?
I’m not talking periodic rent increases, but rather direct, immediate pass-throughs as provided for in lease language --172.250.x.xx |

Pass-throughs are very common in commercial leases, but I don't recall seeing any in residential leases. Jim has a good point, whether pass-throughs are even permitted under rent-control. --71.38.xx.xxx |

All expenses pass thru. The question is how and when.
Are you on a M2M lease? If you are, are you really operating a ship so close to the edge that you need to change rents at every time an expense change upward or even downward?
How quickly do you suppose you tenants will get feed up with the sudden changes?
Perhaps as someone earlier posted, you create a part of the lease labeled rent and a second part labeled tenant's benefit package? --24.101.xxx.xxx |
