I own a rental that’s often occupied by traveling nurses. Currently there are two nurses living there who initially signed a three month lease. One will be leaving soon, and the other wants to stay another three months. How do I handle the deposit? Refund half to the tenant who’s leaving, minus any damages, and keep the other half on deposit for the one who’s staying? Or refund the entire amount, less damages, to both and charge the full amount to the one who’s staying? I appreciate any input on this. Thanks.

I would keep the full deposit until both women moved. The one who is staying can re-imburse the one who is moving. You may need that full deposit once that 2nd nurse moves in 3 months. Again, the full deposit should stay with the house until you have a vacancy. --71.207.xxx.x |

these split roomers are not easy to sort out by themselves, best to hold until all cleared as each one will blame another for causing damages and then you end up recovering nothing and returning everything. --184.59.xxx.xx |

Never return a penny of the deposit to anyone until the property has been vacated and you have done the walk through inspection.
Leaving roommate can have staying roommate "buy out" her half of the deposit. You need the full deposit in case rent doesn't get paid. Rent isn't being cut 50%, so you obviously can't cut the deposit 50% either. They need to work this out among themselves. It's not your business that one is leaving and one is staying. Their problem needs to be their solution.

To Sisco; It is not customary for the nurses employer to handle leasing short term apartments. To clarify, there are some hospitals that will house nurses in their own, apartment complexes, and for nursing strikes, the strike company who is sending the nurses out to cover will find housing for the nurses, but that is usually a hotel.
