Our local landlord group was talking about getting & sharing a heat machine for bedbug (and other bug) control.

Turns out there are such things as tool libraries, and they can be structured as a co-op or membership or for-profit. Typically are for DIYers, but why not for landlords?

You do NOT want to share tools with anyone! Period. I used to lend tools to friends and other landlords, BUT NO MORE! WHY? Simple: Liability and uses don't care for the tools, protect them or keep them safe.

I lent my gardener/landscaper a Bosch Demo Hammer with cart and 4 bits. Worth $1,600. He promised that he wouldn't let the tool out of his sight. He dropped off the demo hammer at one of his job sights and told he men to keep an eye on it. He went to check on another job and when he got back, the workers didn't notice it was gone. I lost a gardener, friend and tool all in 1 afternoon. --47.155.xx.xxx

I don't lend tools or anything to people, even relatives, but I'll help you help yourself if I'm free. A historic organization in the capitol started a tool lending library and they have everything. They charge membership fees which determine how many tools you can borrow at once. No idea how it's gone so far. My library is looking to do a small version of this w simple homeowner things like a drill, level and Ladder. A bb machine seems a little much. I would think of that more like a side gig if you wanted extra cash and found treating bb enjoyable. --172.59.xxx.xxx

Time spent developing relationships with tradesmen instead of tool libraries will likely be far more useful for the landlord.

Our local group bought tools and an old dump truck with accumulated dues money.

Then they bought an old house to fix up and rent. The rent money was to be used to expand the educational aspect of the group.

It sounded like a great idea!

It worked well for a couple months, then it went bad and the group blew up. Not a pretty sight.

The new group that formed after the blowup does not own or lend tools. --98.225.xx.xx

Tools? Sounds like a creative idea but No. Too many other legit sources for top quality pro tool rental - Home Depot, Menards, SunBelt, 2 local hardware stores...

Theft, damage, wear, “librarian”, cleaner/mechanic...

I don’t picture newbies being extra responsible.

(Amazon has free returns tee hee!)

Something we did- get a few LLs to commit and order a block of 10+ fridges and /or ranges. We did all the same model but the rep said it could be any model. Got a 22% discount thru the quote desk.

i avoid loaning tools...too many have disappeared. also don't want to have to replace a borrowed tool that takes a crap while i'm using it. i have decided that the tradesmen need to bring their own tools. some f them are charging stick 'em up rates so it's on them to make themselves worth it.

the whole "go get it, use it, bring it back" thing seems like a lot of time spent unless the tool was a set of air movers or a heater for bed bugs.

harbor freight has come a long way in recent years and for some of the oddball stuff we might use 2x a year their stuff is fine. does anyone else remember when they were harbor freight salvage out of camarillo calif? --75.80.xx.xx
