I'm about 2/3 finished with the new report issued by the Fair Housing Center of Central Indiana entitled "Who Owns Indy Houses".
If landlords had any ideas whether or not they are being watched, believe me they are. So far, they paint a hostile picture of landlords. Horrible use of math to support their views; like "rents rose from 1200 to 1900 from 2020 to 2022" without regard whatsoever to the price of homes. They cite a new owner that increases his portfolio from 10 to 50, then zap him when he keeps his eviction rate the same; hitting him for a "record number of evictions during the period" junk like that.
The report is loaded with this - making me wonder who the real audience is? This report is focused on SFR ownerships, not apartments. Every landlord should download and read.
I know their mission and all that, but I hold the mindset that affordable housing will never exist. These folks have some bite. --68.50.xx.xxx |

Typical government propaganda that doesn’t change anything. All it does is keep the bottom tier blaming you instead of looking at the corruption of government. It keeps the bottom tier blaming others for their problems, Instead of blaming the inflation on its actual cause: the printing of ungodly amounts of devalued dollars. Fringe leftist groups criticize where if you turned over a rental complex to them it would be a Cinderella story within six months would be bankrupt. Owning rental complexes the costs were a thousand dollars a day as repairs and constant renovations were the norm. Never made money on rent only equity. No matter who owns housing it is expensive. Inflation in operating costs has to passed on to tenants in higher rents where vandalism is a significant cost. Why government fund 0.01 per cent of the population where they should use that money to support tenants not those who own houses than criticize. The more hostile a jurisdiction the higher the rent along with fewer rentals. The worst landlord in Canada is the community rental housing authority where they only call community housing as housing authority has bad reputation. Free market rent in the province of Alberta is lower than rent controlled provinces. Have been to Havana Cuba where a few blocks from tourist area the housing is falling apart where some look like it is bombed out. They do not pay rent or utilities. It just does not work. If you sent them there they would want to come back as would not live there. Socialism does not work anywhere in the world. Next federal election here there is a progressive Conservative government in power where some provinces have a progressive Conservative government. I took a quick look at the report. Its only 17 pages long, so 2/3 would be about 12 pages.
Speaking as a former professor of Statistics (albeit Mathematical Statistics), I find the report to be immature and unprofessional. Don’t they have any professionals in Indiana?
First, they use entirely secondary (and tertiary and unverified) sources of data, while extensively citing unverified publications as though they were established data sources.
Then, they don’t use even these unverified sources as a basis for drawing legitimate conclusions; most of the report consists of editorial content, which doesn’t even follow from what data sources they posit.
The report even lacks a clear focus on any particular problem leading to any specific or genuine conclusions. It rambles all over the place, from out-of-state investors to generalized landlord fault-finding to discouraging build-to-rent housing, and then using those vague complaints to claim that they prevent home ownership.
Don’t they have any college graduates in Indiana? Who know how to do even basic simple research?
To be sure, America has a definite housing crisis and a very serious one. The cost of housing for many, many families is so high that too many families are so cost-burdened by rent that they cannot afford the life that America should be offering. The problem is there, for sure, in desperate need of solution.
This report reads like an episode of MrLandlord. The report draws silly conclusions about housing in Indianapolis without any logic, except to complain about high cost of housing, while MrLandlord complains about government propaganda, corruption of government, blue views, fringe leftist groups, Socialists, our current President, California, illegal immigrants and why uneducated lower-income hood dwellers can’t follow orders. Neither one sheds any light on actual solutions.
The problem here is an educational one. We have a serious problem and research reports like this don’t help.

There is a serious housing crisis here where immigration along foreign students have a lot of difficulty finding any rentals. If the population of Ontario expands by half a million where the entire country expands by one million then there needs to be housing of all types built. Interest rates have peaked where that discourages new construction. Jurisdictions that rent control are experiencing the most difficulty as builders are reluctant to build purpose built rental buildings even though rent is not controlled on new buildings where eventually it is rent controlled where builders have registered as condominiums so when that happens the building becomes a condo. --74.220.xxx.xxx |

I remember remark about how many people were behind in their rent, and that it was evil to evict them.
I agree that every landlord should read this information, so they understand the mindset of the fair housing police.
And yes, the Indianapolis office is actively hiring testers. They pay $50-$200 each time. Understand that someone has a $200 motivation to trap a landlord.

Will provide rental applications to all adult applicants if interested in rental unit where utilities not included are listed. If that is in internet ad they never bother showing up. Once the minimum credit score is 700 and above al lot of the problem tenants are eliminated. It does not matter about source of income or any of the human rights where unpaid utility bills means they can not rent as they can not sign for utilities. It is not all inclusive where if really want that then apply at the government owned rentals where can be put on waiting list. --74.220.xxx.xxx |

I wish life was 100% fair....but I don't believe it ever was and will ever be fair in the future. Best you can do is to steer your ship the best you can. I guess it depends on how success is defined.
