Collecting is nearly impossible. I once put a lien on a house. Years later it sold and I never got paid (regular sale not distressed). I also have won judgements and had it show up on their credit. A year later is shows up as paid on their credit, they definitely did not pay.
However my goal is to get a judgement and go after collections. Then I use that example to encourage others to pay. If they see that I am willing to work, get a judgement and try to collect some will pay that otherwise would not have. --74.81.xxx.xx |

I find that "Truth Finders" is fairly cheap and effective,and you can also search/find many old tenants , friends, relatives etc for same one price. I'm not sure its the absolute best,..but it has worked very well for me.

DonV- I just put a lien on a house from a deadbeat tenant.
That is disturbing news that you weren't able to collect. Now I am not as happy as I was.

zero I have bought and sold almost 200 homes. I am not a title company but I understand how things work, that should not have happened. Bar a sheriff's sale and not enough $$$$ to pay senior liens you should get paid.

Ken, I am reading about trying foreclosure on the judgement lien. Tricky situation.
I do see where liens can be placed on personal property as well as RE in Indiana. That is interesting as well, especially since most of my deadbeats do not own a home.
Need to do some additional research about this topic. I have a few deadbeats that have fancy cars (since they didn't pay bills before). I also have a couple that have gotten married and possibly bought houses since my judgement.
Maybe this will be a fun little distraction.

This is prime time to get up to date on garnishments, before xmas ideas smother your payments, 20 years ago we were able to lien income tax returns, my former lawyer became our county prosecutor so I can get the legal advice over lunch anymore. Cleveland ohio law enforcement on guns, stolen cars and such is so outa control after an appointed councilperson went on tv giving the car thieves the blessing that police no longer follow stolen cars, within a month the council president family car stolen - gonna take a few years to get the peanuts cleaned up from that circus event the state patrol is now running the police department. --184.59.xxx.xx |
