I am very clean , Before we go any father . Do you allow pets? I have two very clean, very trained, housebroken, medium-size huskies they are family I spend as much on them as I probably do rent, so having them as a mass, they also are support animals they do dog shows to or have in the past.

It's interesting how many people don't want dogs and cats and pets in their rentals. I can see the argument if you have class A or maybe even B level rentals.

In C or D level rentals I've found maybe 85 percent of tenants have pets and also smoke. Does this mean extra expenses of cleanup when they are gone? Of course!

BUT - when I consider the extra pet fees, deposit money and cleanup fees those help offset this.

Also, I've found that most class C types, especially if they have pets and smoke, don't care much about the cleanup and the smells. On a high number of tenant changes over the years, all that's done is a quick sweeping of the floors, wipe down the kitchen and bath, haul off the trash and that's about it. In the meantime, people with pets are happy that you allow them since most do not. --172.58.xxx.xxx

The underlying tone of that message strikes me the same way as when said applicant(s) state to me, "Don't worry about us, sir. We feel it's our religious obligation to pay you your rent on time." Also beware when they use the term, "support animals". If you must proceed, verify & inspect their current living abodes. I read it that they are willing to pay more rent for their pets than for themselves. So either that could be a money maker or they never pay their rent.

I know what an emotional support animal is and I know what a service animal is. I don't know what just a support animal is. Is that one of those dogs I saw on commercials that retrieves a beer from the fridge? They do ask about pets not an ESA's so it's unclear if they are trying to invoke some special privilege.

One of my insurance companies has huskies on their banned list. Once she has said "support animal" then you must use some extra caution.

Screen carefully, do the in-home inspection. My red flag warning popped up, but as soon as she says "support animal" you need a legal reason to reject. Not just "I don't like you".

Not "I don't know what a support animal is". CYA.

In home inspection. If it's not NASTY, up your profit with pet registration FEES and monthly pet FEES.

Call around and ask other rentals what they charge for pets. I'm happy to take that additional money.

More on pets than rent: I have current tenants with two very large dogs. They go on vacation and leave the sliding glass door out back open 18 inches so the dogs can go in and out... WITH THE AC SET TO 72 IN THE MIDDLE OF SUMMER.

They are also paying for pet sitters.

I am sure that when they ask about "pets", your butt is covered if they claim discrimination. Home visit as well if nasty or do you have to take an ESA or ESH if yard not cleaned, place smells,etc? What is the rule on that? --73.230.xxx.xx

Better tenants take better care of pets, worse tenants take worse car of pets. Whodathunk

My tenants leave the place with a few pet hairs, otherwise couldn't much tell there was pets.

I charge $1 per pound, minimum $35, assessed on each individual pet. I also add 5lbs as margin. Got two 80lbs German shepherds or golden retrievers? That'll be $170 please.
