I am a licensed California Plumbing contractor with rentals and over 100 disposals in service. Most people believe the hip on the ISE Badger 1/3 or 1/2 HP unit. Their motors move slow and therefore get stuck a lot. Using the hex wrench helps out.

But instead I will install a cheaper disposal with a smaller grinding camber. But they run at over 50% faster speed and have all stainless steel internal grinding parts. Those jamb up much less and with a smaller chamber, tenants have troubles loading up too much stuff, it won't fit so then run the disposals with less contents at a time. --47.156.xx.xx

First house we bought to live in had a horrible kitchen. I redid it all and added a disposal. Wife was happy. shoving stuff down there all the time. Until it wasn't draining.

Went to the basement, cut the drain line and had her clean it out. She has never wanted one since. I realize it was a training issue but I just don't see how they are beneficial, especially if you are paying for the water.

None of my places have them now. Last one that did was in a college town where my kids stayed for a bit. They were ordered not to use it. Sold the house with it in place.

If I buy a place now with one and I plan to hold the place I will remove the disposal.

I have them only on my higher end units (B+ or higher) where they are expected. The lower end units don't get them or if they are there when I purchase I remove them.

Where I have them I have found that motor size and cost make a significant difference. Anything smaller than a 3/4 horse motor will be constant allen wrench and reset button fodder. They also don't consistently grind food into very small particles so they are more likely to lead to a clog. Those units also have thinner metal parts made of pot metal rather than stainless steel so they tend to rust out, leak, and have to be replaced in a very few years. The 1 horse units are the best and worth the 3-4X the cost of the 1/3 horse units, I have some of those that have been in service 20+ years with no mechanical or plumbing issues the entire time. --209.205.xxx.xx

My places all have them. I buy dishwashers with food grinders and run their drains through the garbage disposal. I'd much prefer to have a garbage disposal jammed than to have a clog in the line halfway to the street.

I am so irritated by the ads that show people putting entire cakes into the dishwasher and the ads assuring people that they don't need to scrape their plates before putting them into the dishwasher. But if tenants are stupid enough to put garbage into their dishwasher, between the dishwasher and the garbage disposal, that stuff doesn't get into my plumbing.

I've actually had very little trouble with garbage disposals. I've replaced disposals that got old and rusty and I think I've only had two service calls for jammed disposals. I take a little shop vac and it will pull up the little rocks that are causing rattling and turning the key at the bottom of the garbage disposal fixes anything else. --76.178.xxx.xxx

I used to leave disposals in my units if they came with them. Then I'd get calls about stuck motors, clogged pipes, etc.

So I started taking them out as tenants moved.

I haven't had a call for a stuck motor or a clogged pipe at a single property where I removed them since. Been doing this for 10+ years.

Garbage disposals don't generate a single $1 of added rent. They do generate hundreds of $$$ in service calls. Seriously, there is no reason for them. I don't even hardly use the two that are in my house. Food scraps go in the trash. Done. Easy. Cheap. Works.

Since we have multi-family units, they are nothing but a headache.

When a new tenant moved in, we gave them specific written instructions (which they had to sign) on how to use a garbage disposal. I don't think most of them read them, much less followed them.

We have started not putting them in units as they turn over and/or rehabbed. We put in our lease 18 months ago that since Garbage Disposals are the #1 cause of plumbing problems, as they quit working, they are being taken out and not replaced.

Here is what I'd suggest that be done with that switch - hook it up instead with your dishwasher line feed; employ it as a "kill switch", in case of emergencies or when servicing the dishwasher. When you look at deciding to keep or eliminate a garbage disposer you should examine the downstream pipes. Old galvanize pipes retain grease and collect scrapes of food in the grease. ABS pipes do not have that problem presently. Cleaning out galvanized pipes requires either strong chemicals, replacing the pipes or high pressure hot chemical water that may or may not damage the galvanized pipes and their fittings. I'm not a plumber, but grease is a culprit that is an invitation for garbage disposers to be used even though my lease agreements have this written stipulation in them. I am definitely not an advocate of garbage disposers! If you have a dishwasher attached to your drain system, that compounds your grease issue. --47.156.xx.xxx

I used to install them, but have been removing them as they break down. I got tired of digging out flip top can parts among other things.

In new kitchens, I do still have the rough in wiring done for resale value so a buyer would have the option. It's easy enough to blank off.

Read somewhere a while back that garbage disposals are very uncommon or outright banned in Europe, for what that's worth. I have been removing them from my Class C units as I find people pouring grease down the drain (to solidify) or plates of food, even if I go over it at lease signing. I have to believe it's the kids, guests or they don't care. I believe they (disposals) are mostly responsible for the sewer line blockages that can't be blamed on any one individual tenant. Easy amenities like this make the difference To attract the better applicant.

Nice people want nice stuff, even in affordable housing. Plus it makes for a better advertisement.

Yes, the cheap ones jam up so we use the three-quarter horse or stronger. Spend a few bucks extra and get a stronger disposal.

We don’t have trouble with the stronger disposals.

I just bought 12 at Costco for $99 each, 1.25 hp, KitchenAid brand.

We have apartments that the plumbing for the kitchens is back to back. We had a lot of trouble with garbage disposals, especially when they are not used properly. Almost all of our plumbing problems were due to garbage disposals not being used properly.

We tried given written instructions to the tenants when they moved in on how to PROPERLY USE A GARBAGE DISPOSAL. Inevitably, they did not do it right. OR, they did not use it at all, and when the next tenant moved in, they were 'FROZEN'.

So now when we rehab a unit the disposals come out. The ones that still do have a disposal, there is a written statement in the lease that as the disposals wear out, they are not being replaced. --209.132.xxx.xx
