State Specific Question About: GEORGIA (GA)

Is it legal (in Georgia, or anywhere) for a landlord to demand, or just accept, if the tenant offers, up to six months' rent up front?

I thought that it is illegal to collect multiple months of rent up front, (plus I think it is bad practice since anything could go wrong on either side)

Personally, if I am not sure about a tenant, I would double the security deposit, which is typically a bit more than one month's rent.

Two people have recently offered to pay or requested to collect six months' up front, and I said that is not legal. I have no idea if this is addressed in Landlord-Tenant codes.

Anyone actually KNOW the rules surrounding this? thanks

We can take pre-paid rent in VA.

It needs to be kept in a separate account and transferred to landlord when it is due

It all depends on GA landlord-tenant laws for you. You must be familiar with the laws you need to operate under.

I have reviewed Ga LL-Tenant law a few times, but not lately. However, I am pretty sure that I HAVE read this in the past, and put it in my head as "that's the law."

Unfortunately, I have a tendency to forget, so when I told a LL I think it's illegal, he responded that they do it all the time --50.194.xxx.xx

Ray, I don't have to do it routinely - never have. I am asking if anyone has clarification on the actual law governing this.

I was helping someone secure a rental and the prospective LL (not me) told me that they want 6 months up front and they know other PMs and LLs that o the same. I said I don't think it's legal, but can't remember when / where I read that. (probably here for the first time many years ago, and in state/county codes since then, but I don't have time to find it) --50.194.xxx.xx
