Find out what your properties are actually worth before you contact them. My experience has been that they're bottom-feeding scavengers hoping to prey on the elderly who don't know what their property is worth, so they can take advantage of their ignorance by offering the owner a sum that is way below realistic market value. I would rather pay an agent 6% and have him work to get me the most out of the property that he can.

House flippers are not interested in paying good money for house where it is better to renovate one house then sell for maximum amount then continue until everything is sold. Just painting and cleaning up will improve the value of house without doing major renovations if kitchen cabinets are solid and bathroom does not need a lot of work. I had a low ball offer for house 5 years ago where was not interested in selling now slowly renovating personal house where the value will keep increasing. Try renovating one house then see what the market will bear. It does not have to be a rental where here many houses, townhouses and condominiums are sold to become owner occupied. --74.220.xxx.xxx

Before you throw the baby out with the bathwater, what's it hurt to ask them?

DO NOT sign a contract which binds you for 3-60 days while they work to resell it before your closing. The contract can lock you out of selling it traditionally to someone else for more.

If the house needs work... in MY area... the flippers are paying decent money to get the house BECAUSE there are so few for sale.

There ARE some buyers paying full price - I'm always amazed!

I pay a licenses appraiser to calculate a legit market price. It's worth a few hundred $ to me to not accidentally sell too low due to lack of knowledge.

Realtors will run comps for free BUT understand they normally price it a little low for a fast sale - looks good on their record to sell fast.

Locally , even full price homes are selling fast if they are in good condition.

Ya just never know until you try.

There are legit investors like Ken that actually buy and close then resale the property.

But there are also a ton of wholesalers you have to weed through to get to the actual investor with the ability to close. The wholesalers tie up the property as long as they can and don't have the money to actually close. They put down tiny earnest money deposits (walk away money) and sell the contract. Stay away from the wholesalers.

Actual investors can show you proof of funds and close right away (less than 30 days).

As mentioned find out what your property is worth AS IS and price accordingly. In my market investors are looking for fixers all the time. Some investors pay market, some won't go above 70% of market and there are all kinds in between the two extremes.

Get a lawyer to advise you re the sales contract BEFORE you sign it. Tiny deposit? NO! Liquidated damages clause + tiny deposit: NO, NO, NO! No proof of funds accompanying the offer: NO,NO,NO,NO!

Some of these jokers offer "contracts" that are based on their "inspector" (not a home inspector) approving the condition, with no objective standard. In effect, an illusory promise and not even a legal contract in my opinion. --70.90.xx.xxx

The wholesalers tout that their offers may be low, but hey, no commission, no repairs, no inspections, no closing costs. If you want a quick sale with no mortgage or repair contingencies, you can list the house that way with a real estate broker. Simply tell the broker that the house should be advertised that only cash offers in as-is condition will be considered, and you will not assist with closing costs (no point anyway if you are dealing with cash deals). --70.90.xx.xxx

I pay cash,they can leave nything they dont want to take with them,i have my attorney do all the paperwork at my expense,i pay filing fees,i pay back taxes owed,judgments and they get a certain amount of money so no matter what they get x amount of dollars,no adjustments so they know exactly what they are getting --74.77.xx.xx
