I don't know the area but being a landlord in Pennsylvania is basic and simple... other than Philadelphia and on a limited basis Harrisburg.
Find a Pennsylvania generated lease from one of the larger landlord groups ... do not use an internet or generic lease form. Be positive to get waiver of notice in your lease.

First off, I am about as far away from you as possible while still being in the same state so I can't speak about that specific local area.
The largest land lord group in the state is the Apartment Association of NW Pa. It would be wise for you to join this group as they have just about every state specific land lord form you will need. The cost really isn't that bad, especially when you consider you get free attorney consults on L/T issues if the office staff can't answer your question.
As for Land lording in Pa, I personally love it. We have laws like Act 129 that outlines abandoned property so the expectations are set outright.
As for trends and stats, like most places about 85% of all evictions are ruled against the tenant. You can hedge against having any evictions by doing an outstanding new resident orientation so expectations are set in advance. The left is squeezing some its laws in, and as a result - investment in specific areas is down.
You are in between Allentown and Philly. I believe you are in a smaller town which is where I like to park my money. I make sure council members know that I don't mind parking money in communities where property rights are not being violated. I also make sure that they all have my phone number too - so if there is an issue that they don't like, it gets addressed quickly, as I probably will not appreciate it either.
I would encourage every other landlord to do the same - unless you investing in class D places.
