I will start by stating I hate everything about this and see no real need but am going to look into venmo, zelle or cash app. I googled and, silly me, thought I'd be able to find nice comparison charts listing the three with check marks beside little explanation boxes listing the basics of each. I am not, in any way shape or form, going to attach this to my contacts in facebook/instagram/twitter/whatever...in part due to the fact I don't have all this stuff.

What I "need" this for is folks, not tenants, sometimes owe me $25-$100 and want to pay me this way. Nope, I'll take cash or a check. Guess what, it works.... they get me cash or a check. But in the spirit of cooperation, I figured I'd look into this new fangled crap.

I do like the fact that it seems venmo puts the money in my account right away. I couldn't find anywhere if a fee is involved on either side for any of them. If so, that's a definite deal breaker.

Any real down falls anyone knows of?

My bank does not work with Zelle. I have venmo that I needed once upon a time for something and occasionally use it. There are no charges on the personal side and I use it so infrequently I don’t have it tied to a bank acct. If someone Venmo’s me something, at some point for a holiday or special occasion, I will send my kids money. I did set up venmo for business. That is attached to my “flow through” business bank account that I sweep money out of monthly. My bank was not in favor of me attaching anything like a venmo to my operating account since there can be a decent amount of money in it if rents get deposited and I’m about to pay property tax bills. When tenants send payments for small invoices or prospective tenants send application fees through it, there is a 1.9% plus 10 cent per transaction fee. For this reason, I will not accept security deposits or rent through it. When I transfer that money to my bank account I choose the 1-3 day option that is free. Venmo is not connected to any social media for me. --75.67.xxx.xxx

I only use Zelle. Mainly cause it can not be clawed back by the person paying. So yes make sure you really want to send the money. It ask you twice to verify. --172.59.xxx.xx

I have all of them an couple more. I push for zelle since you get the money right away an no fees.

Cash app. You can pay a fee to get it quick but I never have. Normally takes about 2 business days hit account with no fees. Can only link to 1 bank account

Venmo is ok, no fees but takes couple days for money

I use cash app and zelle. I collect rent exclusively this way. Zelle is instantaneous. Cash app is a couple of days unless you pay for earlier delivery. --209.122.xx.xxx

I have (and use) all three. Zelle has worked flawlessly, every time. If your tenants don't have a bank account, though, it can be hard to make work.

Venmo is my #2 choice.

CashApp seems to have some technical issues. I've had tenants claim to have major issues, although I have wondered whether that's the digital equivalent of "The check is in the mail". Then last week I couldn't open the app. I had to delete it and reinstall it.

My thought in having all three was to make it super easy for tenants to use whatever method they felt comfortable with to pay rent. Guess what? Now there's Chime and half a dozen more options. I finally drew the line. If they don't have one of those three, they can walk to the bank and deposit the funds there. --104.230.xxx.xxx
