Today is my first day as a full time landlord. Bought my first sfh at about 25 when I still lived with my parents. I have thought about this day for years. I own about 50 homes an have sold about 20 on land contracts that have been paid off.. I an 46 married an 2 kids. Well, I thought would sleep in till 10ish.....nope woke up at 540 am wide awake.....was like a kid at Xmas. Normal wake up time for work was 725, I worked from home. Got up, made some coffee.. was up when kids got up an took them to school.. went out to breakfast.. stopped at cemetery to have few words to my dad an both set of grandparents. Stopped an seen my mom. Drove by a couple of my houses.. went for a nice 1 hour walk in a country park along a river with my dog an wife.. got my pool opened up. Just sitting here by the fire cooking some burgers an having a few beers.. Biggest thing... though.. stress level over night went from 10/10 to a 1/10 ar most.. wife did tell me to take a week before I start looking at houses again.. this is suppose to be a temporary trial run 90 days to see if like it. But I am 99% sure I am done. Feels so nice not to set a alarm.. do what I want.. I can do nothing an live off rental/lc money....or I can get bigger... or find a new passion to do.. will see what next journey brings --107.122.xxx.xx

May you have many more like today (except sleeping in, that will come too). While day 1 was good for me, it took me about a month before I really unwound from the stress and developed a new semi-normal routine. Your wife advice is spot on, spend some time (I would suggest 3-4 weeks) unwinding and enjoying life before you jump back in. --209.205.xxx.xx

SO great for you Jason! I'm sure you'll love it. When my husband retired and became a FT LL he was very sad. But it didn't take long and he's never looked back wishing he hadn't left.

Awesome! Very excited for you and the days to come.

Looks like it took you 21 years. I started a little later... turning 48 this year and been doing it for 18 years. So I've got 3 years to play catch-up. Your story inspires me to grind it out a little longer.

One thing I noticed is you said stress was 10/10 before. That may be one reason why I haven't pushed as hard. My day job is fairly low-stress. I too work from home, so no commute and no pricey professional wardrobe to maintain. I haven't worn a pair of slacks in years except for a wedding and a funeral. The pay is good, the work is mostly okay, and my boss is very cool with flexing my schedule as needed for this or that. Time off is plentiful (5 weeks per year) plus holidays.

I need a push... your story is helping with that! No alarm.... mmmm... that would be sweet!

Congrats! I have a feeling you will love it.

I made the same transition approximately 4 years ago (man, time flies!). It takes a few weeks to get used to it, but you will find you enjoy it much more. The only thing I miss about the corporate life is the interaction with people. Office mates become somewhat friends, so I do miss the people (especially around April Fool's Day! Haha!). All things considered though, I don't want to go back.

Enjoy your trial run! I am confident it will become permanent for you.

Sid.... I had same day job working for government for 20+ plus years an get roughly 300 hours of sick/annual leave a year plus holidays.. I had enuff.. Got to the point where all I was doing was working day job an doing rental stuff not necessary repairs more like looking at next house... doing my books.. paying bills an trying to find time for kids.. I am going to take a week or 2 an try not to look at houses.. I have worked since I was 14 an is so odd right now..like I don't have to go work an think about it.. I figure worst case I can sell a house for 125 to 150k or what ever an that will last me a long time. I have my house paid off except for heloc. I have always lived in my means.. but I am slowly starting to spend more... I got a portable hot tub for the patio....Best thing I ever bought for about 500 bucks.
