Nice work! 100% agree that they come in batches or waves.
Back in post 2008-2009, oddly enough our market never did "tank", so all we had were so-so "deals" that barely hit the 1% rule, which at the time was my go-to. Then around 2012 for some reason things began moving again and a few local "big" landlords retired and started selling off their portfolios. Very attractive terms too! The one I found was an old-skool investor, and he sold us 7 units in the span of a few months: all hitting 2% rule or better, and he owner financed the entire balance with nothing down.

Deals: 1st one a mini estate farm on 5.5 acres. A foreclosure. It's a $300k package, we got it for $165. After all repairs, back taxes, etc. We are in for $202k.
Second, 2 acres with a 1982 SWMH. $14k. That one needs... pretty much everything. We are gutting it to a bare shell and putting in new baths, kitchen, appliances, paints, and flooring. That one will rent for $850 when done.
3rd...someone found this one and sent it to me. DWMH on .5 acre, permanent brick foundation. $54k. Needs paint, flooring, minor repairs, a good cleaning, deck and step repairs, new appliances. Will rent for $1100. And if we can have it ready in 3 weeks, it is already rented for that. --69.80.xx.xxx |
