Do you charge a rent differential for tenants who want a 6 months lease? We have good tenant who has been with us for a year and now want a 6 month lease at renewal for increased flexibility but that would put us with a potential vacancy during the winter holidays time. Wondering how much premium, if any, do you all add to a short term lease. --172.56.xxx.x

I just did this on a renewal. It had been discussed at lease signing because the tenant was brought up to manage a construction project that was expected to be 1 1/2 years. The 6 month extension was $100 more per month which would make up for the potential extra few weeks it might take me to rent it. Another renewal last fall wanted 6 months that would have put me in the middle of winter. We settled on a 9 month renewal that worked with my vacation schedule and put me at the beginning of the rental season. It has to work for me or I say no. --188.12.xxx.xxx

I recently implemented a lease change where if they don't sign a new lease, they go month to month with a 10% rent increase. It hasn't come into play yet so not sure how I really feel about it but 10% upcharge seems fair to me. --71.69.xx.xx

My son is renting an apartment. His one year lease is ending. To go month to month was another $300 a month. Guess the want you to pay or sign another year. He's buying a home and will be out but geezzz $300! I suppose one thing I would think about is I could be getting the house back in a cold month where utilities of heat would be necessary and on me. Same as Jason: 20% bump. But I only allow M2M after the first year lease, and it's always subject to my written approval. That way if we get a huge spike in rents, I can always make that percentage whatever the market will bear. --184.4.xx.xxx

My lease break is 2 months rent plus a 30 day notice. For a 6 month lease divide the lease break fee into six parts and let them pay that as additional rent , which is basically paying the lease break on installments.

It's a pretty big chunk, but if I have a vacancy in winter, it might take many months to find a replacement tenant, plus I have to pay for heat and snow removal. I can't see taking on all those expenses out of my own pocket to make life easier and cheaper for the tenant. --76.178.xxx.xxx

M2M or ending at an inconvenient time for me gets a rent bump.

In February, one of my tenants told me she expects to graduate in December. Been with me since August 2020. I gave her 3 options.

A) sign one year lease which will include early lease buy out fee, rent of current plus $10

B) sign lease ending in December, still includes ELBO, rent of current plus $35

C) sign M2M, rent of current plus $75

She elected to go with B.

I’ll check with her in late October to see how it is going. Then check again in late November. I’ll also look for her PhD defense announcement. If she doesn’t actually graduate, I’ll do the extension at the same rate as B that she is currently paying. --149.76.xxx.xx

You definitely should ask for more rent for a shorter-term lease. A highly reliable and impeccable friend's lease terms for a monthly increase in 2017 were as follows for a rent of $2400. It was $400 per month for an annual lease, $700 for a six-month one, and $1000 for a month-to-month one.

If it helps, you can sign a six-month lease if you have problems finding a tenant during the Holidays. Most people would like to stay for at least a year. Then you could raise the rent and do a year lease in the Summer?
