My son and his family own a house in the Seattle area.

They are thinking about changing jobs and moving east.

They are not planning on moving back to the Seattle area in the future.

They will probably rent temporarily in their new location, so, they do not need to immediately cash out of the Seattle house.

If their house does not sell immediately for the price they want, should they accept a below market price or rent their house for a year or two?

Considering the market is probably at a peak and is crazy hot i would suggest they take what they can get and move on,clean it up,repaint etc it should go fast. people prefer a vacant place in good shape --74.77.xx.xx

I agree with Ken.

If they just clean & freshen paint - and take care of any major repairs if needed -they shouldn't have trouble selling for a good price, fairly quickly.

I do NOT recommend for them to rent it out for a year or two. That is guaranteed to be a disaster - they apparently are not currently managing rental property (know how to do it), they would be all the way across the country (which is always hard to manage, even if you are experienced), and it would be in worse condition after a (poorly managed) tenant has been living there.

If it were my child, I would strongly recommend to them to sell before leaving for as much as possible. Bank the money for a purchase of a new home, once they get the lay of the land in their new location. --68.229.xxx.xxx

The benefits of selling house is that money can invested to earn a return instead of paying property taxes. Interest rates may rise again. Here from different provinces the cost of house in some areas is a lot less. --74.220.xxx.xxx

Some provinces and states have very left wing laws which cause investment in rental housing to go down. In the province of Ontario for example a lot of the secondary rental housing market has disappeared where houses, townhouses and condominiums are sold to become owner occupied then that is out of the private sector rental housing market. Housing market can change in six months to a year where the value may go down. A nice house can lose a significant value once tenants move in where there is $10,000 dollars of damage or more. The worst is the house is converted to illegal grow up operation where all drywall is filled with mold then it is $100.000 dollars plus damages. The rent free for all where those who were able to pay did not then now are getting evicted where there significant rent arrears. In free market provinces with more balanced tenant, landlord act the private sector is building new rental buildings, townhouses and converting existing structures to rentals. After this week people in the province of Alberta are going to make a choice on the government the provincial government where there is United Conservative Party and Left wing New Democratic Party called the NDP where it is hostile to private sector business. Here the socialist provincial governments last four years then are voted out then people in urban areas believe in the lies the socialist tell. Oh we are going to fix the landlords like what happened in Ontario where in one day 20,000 jobs were lost where many tenants who voted NDP did not vote NDP again. What the ( ) good is rent control if I do not have a job. There were penalties brought in for repairs where if operating costs were reduced then tenant could apply for rent reduction. Upgrading a heating plant to high efficiency where if costs were reduced so in the end the existing boilers were fixed then the workers went home, --74.220.xxx.xxx
