For those of you who do student rentals, do you usually ask for several months of prepayment of rent and a larger deposit?

I have a couple of grad students applying, both are coming in from different areas and they both have an animal. Neither one have a job in this area at the moment but both would have a cosigner.

I told them that if they were approved, humans and animals, they would need to pay a higher deposit and a year upfront.

How do you do student rentals?

How do you change the rent and deposit amounts?

How do you do the cosigners?

Do you make the cosigners sign as tenants?

Anyone wanting to be a co-signer must be a real property ownerin the jurisdiction of your place, otherwise you will always be chasing a small ball in tall grass all aroung the country,I hardly ever accept animals in a student rental setting without asking 200 per animal per month - I dont jump to saying no but students never have tim to devote to a partner much less an animal, I let them do what they can afford - they prepay 10 months at a time anyway - with any walking animal hold a exit flea tretment fee (last time for me was 300 in 2019 tenant complained to court and judge agreed with me we offer flea free houxingwithout exception - if your area allows flea filled rentals choose you service accordingly- advertise that your place has bugs and get the lousiest tenants from the start and enjoy them.. chances are you will be giving good landlords a bad name. --184.59.xxx.xx

I rent to students all the time. I do not do co-signers most of the time.

I remind students that if the apply for a job that needs security clearance one of the first questions is “who do you rent from” and they ask me if all rent is paid on time.

I remind students that a low credit score will follow them when they graduate.

Mine are mostly STEM students. Half of them will end up in a position they need some sort of security clearance.

I accept semester rent up front but most pay monthly via auto debit.

Im training them to be adults. Goes along with my 25 or so years in education, I guess. --149.76.xxx.xx

I too rent to students. Some pay a few months in advance, and some just pay monthly.

I will charge more if they just want one semester rather than the whole year.

Had 2 wonderful students from France this last school term. They arrived last August and left in May. I charged them a bit more per room as they needed to return to France in May and I didn't want to charge them for June-August.
