Where people do change along life's path, as a Land lady - we need acknowledge that the systems we use need some work.
I am not sure what your bad tenant has and will cost you, the real question here is are YOU going to learn from this experience and what changes are you going to make to prevent this from happening again. Process improvement and system improvement should be the targets of any successful business.
You being located in Pa, will be relatively near the National Landlord Convention. It is safe to say, that this convention is cheaper than making the same mistakes that allowed you "enjoy" the bad tenant that you have now. Putting the screws to that tenant isn't going to make your business better and prevent it from happening again.
PLEASE PLEASE PLEASE - consider the golden opportunity you have in front of you - if not for your business - do it for your mental health.

If another landlord calls you to check references, be truthful, but keep the report to strictly facts.

Still here they are rental housing providers will to roll the dice then hand keys through the gates of hell. Some feel a thorough credit check on all adult applicants is expensive where the cost of over lost rent along with a completely trashed out rental unit or house starts at $3,000 dollars plus. Had someone around 30 come around apartment where handed two rental applications then he said his girl friend would not fill out where they were holed up in mothers basement. Sounds like in a movie where bad people are holed somewhere until things cool down. The first process a completely filled out rental application along three pieces of photo copied identity. Oh I lost birth certificate then come back when you get one. The place of employment on rental application does even exist. A primary check then it is tossed.
