Boy am I happy with Buildium when it comes to renewing leases. We've sent out 15-20 over the last few days, either expired/M2M or about to end over the next couple of months. Response has been great, people just signing...OR no response so a quick "REMINDER" can be sent.
The good news is I don't have to back down on this: either sign online, pay your rent online, pay the increased security deposit or move on. --50.82.xxx.xxx |

Yup, Buildium makes property management a breeze! The annual cost is less than one month of hiring a part-time employee, and it does most of the work I'd pay someone to do either automatically or with a couple of clicks.
I now wonder why I waited so long to get on board? I have to thank Dave[MO] for inviting me to the Joplin REIA meeting with the speaker who convinced me it was worth trying.
I'm excited to see how easy it should be to do 1099s for 2023 now that I'll have a full year's data in it. Last year wasn't bad, but I had to override most of the numbers for folks I paid before we started in April. --184.4.xx.xxx |

Might be. We didn't feel we needed it for a long time, but when we realized DH didn't know how to do my job (the paper stuff) that in fact no one did but me - we decided we needed a real system that could be taught to someone else. Our homegrown "simple" system wasn't that simple! --50.82.xxx.xxx |

W brings up a great point - systematize your biz so a helper can manage the basic routine stuff, whether long term or even just a short term like a vacation.
It can also be managed from a distance such as my adult children who live far away or a bookkeeper from her office.
