Got an applicant with a very high credit score. He's a divorced Dad with two young kids needing my two bedroom as he's splitting custody. He really liked the place, but tenants like this generally have a wide array of choices, so we'll see. I'm generally not accustomed to getting this sort of applicant. --209.122.xx.xxx

I often have tenants with credit scores in the 800 vicinity. They tend to be very careful about their credit. They also have a tendency to buy a house so they are not there for more than a couple of years. Which isn't all that bad when they leave the house in good condition.

Your applicant, getting a divorce, and with kids, is looking for the best he can do for cheap. If your place is in good condition compared to others in that price band, you'll probably get him. --76.178.xxx.xxx

I know several people who manage their money extremely well (millions in the bank), pay rent right on time, but choose not to buy a house. With the risk of sounding like Robert J, I've begged the people to buy property. They just keep on renting regardless.

George Bush's late great cousin, Kevin Rafferty, had millions to his name in the 80s but chose to live in a slum apartment at one point in his life. He worked with Michael Moore on "Roger and Me." William R. Hearst III rented an apartment with only a mattress on the floor while attending Harvard;he might have been sharing a place. I'd like to think that both with probably high credit scores paid their rent on time and did not leave his place a mess. --73.241.xxx.xxx

My SFH are B and A - - -. My FICO’s are 750 and higher. I have not evicted anyone in 18 years. During Covid I didn’t lose a penny. I will wait for a good tenant rather than rent to someone and hope for the best. I follow the adage NO TENANT IS BETTER THAN A BAD TENANT. --99.23.xxx.x

I am currently paying the price for not following the no tenant is better than what I got adage.

It is hurting more than a little.

But these are tenants that I already had, most of which I had decided to get rid of slowly.

I have a lot of tenants with 700+ who could buy a house , but stay with me for years.

I also have had tenants who stay only a year and buy a house. My new plan is instead of one year leases, the initial lease term will be 2years and they can renew for a year at a time. This will help cut down on turnover and also help weed out people who complain about 2years --68.56.xxx.xx

I haven't had a credit score quite that high, maybe 725 tops. My most solid tenants have been recently divorced with decent credit, good, long-term employment, and (often) split custody. Most buy their own home after about two years, but I have one guy who is at 8 years and counting.

My only warning with split custody is to get your eyes on the place frequently, as the parent often doesn't want to be the bad guy parent, and will ignore crayoned walls, nail polish on the flooring, etc. Once they feel the pain of being charged to have something replaced, they tighten up discipline a bit and it goes better. --96.245.xx.xx
