Well. Today is my last day working a day job (tor 3 months atleastl) Been preparing for being full time landlord for over a year now. Will see how next 3 months go, but I am nervous an excited at same time. I can't imagine wanting to go back, but I like the option. Been at same job for over 20 years an had enuff. I think I have all my ducks in a row. Will see what happens. I an 46... married an 2 kids.. Tuesday is my first official day since taking vacation Thursday an Friday.. an Monday being holiday --107.122.xxx.xx

If you are like me, you will LOVE not having to "request" time off & wait to see if someone "above" you will approve it.

If very handy then a lot of plumbing, minor electrical, repairs can be done in house instead of contracting out. Found by shopping a few different Habitat for Humanity restores where could buy things for lot less then then big box stores. Found when was a full time LL was able to cut expenses along with focus 100 per cent on rental properties. I made the jump in 2012. Place I worked for shut the doors. I had the option to move to a different area and chose to do my own thing instead.

Fortunately the spouse got a new position and had insurance.

I could never go back. Might have considered it the first month, but not for long.

Cool news, congrats! I know many of here would like to hear a more detailed run down of how you got to where you are. As much as you're willing to share. Things like insurance coverage, how many months of reserves you're keeping back, whether you replaced just your full income or added X% above to cover employer "perks", etc.

1. Insurance.. i am still getting Insurance for now at my job for now. But have talked to Insurance agent an will be about 1300 a month with out any Obama money....but I can always get my agi lower by buying a fixer upper.. repairs.. HSA.. I have been setting aside 2k a month for insurance (I have 2k a month going from my rental account into a sp 500 index fun to represent Insurance cost)

2. Reserves.. My credit union pays 5.25% on checking up to 7500. So I always keep that around there. I have a lot in loc if I need it an have a lot of positive cash flow annlow bills.

3. Work income for over a year has been going into maxing out my 401k an 457 along with roth ira. Balance gets thrown into fidelity as my emergency funds. I have been living off rentals since Jan 1 of 2022.. I make probably 4 times in rental income than I do at job. I stayed for then insurance.

I run a day business. Decent income. Rental income is starting to be as much as day biz, though.

Have a tough time making time to manage rentals properly...cuz I have to put the day biz first.

Hmmm. Quitting the day biz=more time looking for good deals, handling the little piddly stuff that is hard to get handy guy for, and more time to manage the handy guys= more rental $.

I got into FT LL when I was fired. Saw it coming and was preparing to sue the company. Sued and won...bought second property with my winnings. Took a day job that let me manage my properties from their office along with answering their phones. My tenants could come in to do business in the shared office arrangement which worked out well not having them come to my home.

JASON, remember, many on MR LL have seen what you will see as you get into your FT LLing, so ask away. Need to fix something you've not done before? As my husband has been finding out, there's always youtube dot com videos to the rescue. Even I've fixed a furnace after watching a few videos. --75.11.xx.xx

I stay at my FT for benefits. I have enough time off where I just take it when I want. SO left paycheck work about 15 years ago and never looked back. Me? I would need to have some sort of schedule as we are leaving LLing. There are many things that need done at home and I could always work for my kids.. --73.230.xxx.xx
