I have a commercial building located about 45 minutes from me. The buyer found me and wanted to know if I was willing to sell in Early April. I got back to him and said I really was not planning on it unless I got a killer offer. After about 10 days he reached back out and asked me if I considered a number. I gave him a number that was more than double what I paid for it. He didn't bat an eye. He asked to look inside, and he liked what he saw. That was April 24th.

There were some concerns, that he expressed with the equipment that he was putting inside of the place. I told he after he asked, that we could meet again. The second meeting I gave him my short three page sales contract for him to review. He brought his wife and his two employees. They discussed bringing in equipment through the 8 foot garage door and the 10 foot ceiling heights. He was showing his employees how the shop was going to get laid out. That second meeting was the first week of May.

Over the weekend he asked his a contractor (concrete) could look at the floor (which is five inches thick). We met yesterday. explained to him that I don't typically don't show a place three times without a sales contract being in place. He explained that he was still doing research.

I explained that up here in the lake Effect Snow Belt - it is common to get snow in April. As such, things don't sell as quickly in those snowy months. I also let him know that real estate is still going up about 10% per year here. I told him I could honor that sales price, if we are able to close before middle of July. If we are not able, I would need to adjust the sales price upward another 2%.

I showed him and his contractor the place a third time yesterday. I have not heard back from him yet. I suspect, after the concrete guy gives him a number - I will hear something soon there after.

I am not sure if I made some extra cash or torpedoed the salel.

If I were dealing with a potential renter, I would be open to showing a more upscale place twice, especially if they wanted to check in with the spouse. I don't think I would allow a third viewing.
