Thought I would give an update to the post SD return.

First of all, thank you everyone for your replies and guidance.

I thought Ray had a good point about getting the information from the last one out. I also agreed with Plenty in that both should be aware.

That said, I texted the last tenant out, Sally, and got the forwarding address. After I did the accounting, printing out pictures and lease clauses, and cutting the check for the remainder, I then mailed it certified mail. Afterwards, I texted the other party, Jane, and let her know that I had sent the accounting statement for the security deposit to the address that Sally gave me. --73.190.xxx.xxx

I don't text the tenants letting them know that the certified I am sending them contains a check. If the tenant is responsible, they will sign for the certified and get paid. If they try and ghost you - that alone says they are not expecting anything back.........so I wouldn't be forcing it on them.

The check would be made out to all persons involved in the initial lease. If they do sign for the certified, they then have to be on speaking terms to cooperate to get the check cashed. But if the tenant isn't responsible - well, you will get the envelope returned showing you acted in good faith.

If the tenants threaten legal action - you can show.....You tried.

I didn't tell Jane that there was a check included but that I sent the SD accounting. It is 1 check made out to both.
