Negotiation is a fine art as well as a science, and I'm continually honing the craft.

One of the first rules I learned is to shut up and let people talk. So here's how that played out today. I have a guy at a commercial property who wants to renew his lease on a month to month. Normally, I only go annually, but he's been good and I told him I'd think on the proposal. He responds thanking me and says he'd be willing to pay $100-$150 more.

I was thinking maybe $50-$75 more, but I'll take $150. Or maybe I'll go with $125 and get some goodwill for not sticking him with the highest amount he offered. Either way, it's a win as this property typically rents within a week or two of coming vacant, even in the winter, so I'm not too worried about any vacancy caused by a turnover at what is normally considered an inopportune time.

Ken, it's an automotive shop with office. Perfect for a small timer whose looking to get out of the shade tree mechanic biz on have 1 or 2 helpers fixing cars.

6x6, some commercial leases are multi-year, but these small automotive bays I rent by the year. I'd do a multi-year with built in rent increases, though, if someone wanted to secure a stable place for awhile. --184.4.xx.xxx
