I've been noticing that FB responses fall off dramatically after the first day or two. I remember always getting a ton of responses for room rentals but they've now dropped to a trickle. I wonder if FB is trying to force folks into boosting ads. Has anyone else encountered this?

Try the local “yard sale” type pages as well instead of just marketplace. Last vacancy that I had I noticed that Zillow was free again and I had a lot of good activity through them. --107.77.xxx.xxx

I have only posted an open place on FB once and that was years ago. I was hounded with requests and questions and there was an online fight about who was going to get the place.

It was a mess.

Months later I would get on there to look up deadbeats and such only to still get requests to see the place.

The best thing about being in a small group of small towns is there isn't as much competition. I got my latest rented out and it isn't done yet. Word of mouth and a landlord listing from a couple utility companies has worked well for me.

Will see what happens on the next rehabs which will take longer to get done. --107.147.xx.xxx

Same. After Memorial Day last year, FB has really been dead or very sporadic. I use to get non-stop hits from it. My most recent post/ad was on Friday last week... went quiet yesterday.

I have started to use turbotenant dot com. Make one post, it sends it out to like 12 sites. That has been quiet too right now... --170.203.xxx.xxx

GKarl, I agree with Sisco. I post in private local FB housing groups and always get lots of responses (not much worth dealing with but still...) and it does drive those who don't want to post on FB to our website for the preview questions. --50.82.xxx.xxx

Posting an ad in my local FB groups is like Saturday night at the Apollo. Most posts are met with catcalls and moaning. I've avoided for this very reason as I perceive more deadbeats rather good tenants. I may have to reexamine. --172.58.xxx.xxx

GKarl, what you have described is the reality of the world that we live in. We are tasked with creating a response system that doesn’t waste our time. For many of us, canned responses copy and paste are a necessity. I usually respond to 150 inquiries on the day my ad publishes. I can’t spend much time on it.

Lockbox showings are also a response to the time wasters.

Leasing agents are another option.

I think that we should have an online presence so that a google search would land a prospective tenant to videos,pictures, and extensive information about our offerings. But, since the advent of Zillow and marketplace, I have grown complacent in my marketing efforts. --149.76.xxx.x
