I had something happen to me before that has never happened to me before. I got a snail mail letter from an inmate located down in Florida. It was addresses to my business.

It says he has a great deal of time on his hands and he is interested in learning how to buy, repair and flip foreclosures. He was asking me if I could help assist him by answering a laundry list of questions he had about finding, funding and repair cost.

I was taken back at first, why on earth would I get a such a letter. Where I was doing lots of foreclosure deals back 10-15 years ago, foreclosures really haven't been around so I can safely say, I forgot more than I ever learned about them.

I am not sure if I should reply or not. I am not sure why the person sought me out at all. It seems a bit creepy at one level. at another level, if someone wants to change their life - I will gladly help. What is the groups thoughts?

The easy way to find out if he's serious is to have him put in some work. Direct him to some books and websites and tell him you're available for questions once he does him homework. Those interested in scamming and scheming tend to put more work into that versus actual work trying to help themselves. Before even getting that far, I'd want to know how he got my name. I'd be inclined to find that out first before I admitted to anything. He could be working with someone on the outside trying to target someone. --209.122.xx.xxx

any part of a con starts w/ making you feel comfortable with the person. They won't ask for anything at first or for a while. You have no way of knowing if it is a genuine act. You cannot be the only person he is writing. Do not feel guily if you do not reply. I thought you were going to say he wants to work for you. You won't know if he is sincere unless you make contact. I would be tempted to ask him what books on the topic he has access to in the prison library and if he has read those. A letter or two will tell you pretty quick if he is sincere. I'm with you, I would be willing to help if the guy is looking to turn his life around. My questions are 1) How did he find Ray-n-pay who lives over 1,000 miles away and 2) Why did he choose to contact you when Florida has 1000s of investors who are just like you and are much closer?

Even if he's legit, this isn't the way you go about making contact with a random someone if you are serious about being in business. It would be like me writing to a CEO of a corporation and asking him to spend his extremely valuable time hand-holding me through starting up my own business because I'm bored and have nothing else to do.

More red flags here than a Craigslist prospect who is "suuuuper interested" and "has cash in hand!"

Write him back and tell him your rate is $200/hour for answering questions... $400/hour for giving correct answers. He will disappear.

Ray-N-Pa, The inmate probably obtained a list of real estate businesses in your area and wrote to every one, including yours. I believe that he did not target you specifically. He probably used the time to do something/anything to break out of the cycle of monotony and to make contact with someone in the outside world. --73.241.xxx.xxx
