My lease gives me the ability to terminate the lease with 30 day notice to sell the property. In a past discussion, I think someone said that you can expect a 20% hit if you sell with tenants still on the premises. --107.141.xx.xxx

There's more to this question and we can't give a good answer until we get more detail.

Is there a lease?

If yes, how much longer does the tenant have before the lease expires?

Do you want the tenant to vacate prior to listing?

Does your lease have a buyout provision?

What is the required minimum notice to end a M2M or Lease in your state?

Does your lease contain more generous notice provisions or do you stick to your state laws?

Now if you're just selling the property and don't care if the tenant is in it or not, then all you have to do is let them know that agents/buyers will be getting in touch to show the property, and once it's sold you will provide them with payment info for the new owner. The tenant cannot prevent you from Selling the property, but they can make the process painful. Be sure to get that person on your side if they will continue to occupy the premises during the listing period, or get them out if they intend to make it difficult.

My attorney says that even if a tenant does something dumb like follow potential Buyers around talking negatively about the property, that I can evict them for trying to sabotage the sale. It is not their job, duty, or privilege to inject their opinions into the process. Happily, it never came to that point once I explained to them they either needed to allow for reasonable showing hours and not talk to the Buyers or agent, or they needed to move out, or I would evict them. That worked for me.

when you sell a piece of real estate, leases - if they exist, transfer with the property. So what does your lease say if you sell the property?

You probably have a change of terms of notice period. That is typically 30 days in most states, or one payment cycle --24.101.xxx.xxx

I don't come here much since I sold half my units. They all sold fast for good prices and the units left all had good tenants. Win, win. This week I am getting a unit back and the question returns. Rent or sell? This is my best house, a duplex with 2 1500 sq ft 2BR units. New roof, new windows, new furnaces, fully refinished wood floors. Can you tell I love this house? It will hurt to give up. The current rent market rates for a smaller 2BR unit is $200-$300 over my current rates and those I would not have believed 5 years ago. I am tempted by greed, but I can't see how tenants can do this for long. Sales prices are up too as a lot of folks with money see real estate as the best place to put money.

The upper unit tenants will remain if selling. I sold my last duplex with both tenants in place and a year later, they remain. My triplex also sold with a tenant in place.

So as part of my deciding process, I came here, and guess what's being discussed?
