tenant toilet recommends? (by MassLL [MA]) Posted on: May 20, 2023 5:18 PM Message:
My good tenants of 4 years bought a home and are moving out. Happy for them, sad for me.
So it's a good time to get a new toilet. The existing one is decades old so finding compatible parts for the inside of the tank is hard. The tank runs sometimes. Had the innards replaced about 8 years ago due to running, then had to replace 4 years after that. Now it has run again. (the tenants hired a cleaner who some how managed to get it running again).
I'd like a toilet that effectively flushes waste and doesn't run readily (eg chain doesn't get caught under the flapper readily or fall off).
Y'all got any recommendations, please? --71.184.xxx.xxx |

Niagara Flapperless 1.6 Elongated is the best I've used. Easy to fix and no hidden leaks. I've tried the Cadet and other models but keep going back to the Niagaras.
The Niagara Flapperless® toilet features revolutionary tip-bucket technology, creating a high-performance flush at 1.6 GPF. Niagara’s patented flapperless technology is maintenance-free, eliminating the need to replace flappers, chains and levers. The tip-bucket technology creates a high performance flush at 1.6 gpf which substantially decreases water consumption. No double flushing, one flush will thoroughly empty the bowl every time. No leaks ever… plus no-sweat tank. The huge 11” x 20” replacement footprint is designed to cover the existing cutout area with ease, eliminating costly flooring repairs and will fit both 10” x 12” rough-ins.

Kohler Wellworth - Model# K-11464-0 or similar. Under 200.00. Virtually never clogs. Installed over a dozen of them. Plumbers recommend them. --73.215.xxx.xx |

I'll keep a note about the Mansfield and look over the recommendations.
Units around here are very updated so this old (1940s?) toilet with a mismatched, too big tank top should go. --71.184.xxx.xxx |

Although the Niagara flapper less was invented In Canada to manufacture here was too expensive. Once set up then the bucket tilts where no sweating or any other problems. Installed many in apartment buildings where never fixed any of them as no flapper to leak. Some apartment complexes buy hundreds where the savings in water pay off in year. Go online to find a distributer in the state where live. The handle can be set for right or left. Not the most style type of toilet but functional. View some videos on You Tube about the Niagara flapper less toilets. Flapper type toilets eventually the flapper will fail then have to replace. The bucket has fill valve then when water level in bucket fills the valve shuts off water. Only when bucket tilts with handle then the water is emptied into bowl where the bucket is isolated from tank then no sweating of tank. --74.220.xxx.xxx |

Each province and state has a distributor for Niagara flapper less toilet where use a search engine to find distributors. Most places have a few distributors in the province or state. It is common for a large apartment complex to buy a hundred toilets at once where the savings are paid for in a year as less water and sewage charges. --74.220.xxx.xxx |

I just put an elongated bowl in the recent rehab and took it back out. The bathroom is tiny and it seemed to take up too much room.
What are the benefits of the elongated bowl besides making it easier for standing shooters to hit? --107.147.xx.xxx |

zero, I'm surprised that you had to go from the elongated back to a round bowl. The 1.28 GPF American Standard Cadet 3 with a round bowl measures 28.25" front to back & the elongated bowl measures 30.25 which is only 2" more. All of the other measurements are basically the same. IMO most people find it more comfortable to sit on an elongated bowl than the round ones. --72.93.xxx.xx |

Maybe the extra couple inches made it seem too close? Not sure. I didn't measure anything. Just looked too big sticking out and blocking more of the tub.
Interesting about the comfort side of it. Guess I have not done any tests that way either.
