From my Rental Agreement:
"Tenant may not assign this agreement or sublet any portion of the premises without prior written consent by Management. This includes services such as Airbnb, VRBO, Couchsurfing, and the like."

Assuming you have similar verbiage in your lease, I would issue a cure or quit notice as required by DC statutes, in most states you give them 3 days to correct the lease violation and if they don't then you proceed to evict and sue for damage.

It might be possible to file a complaint with the airbnb website that the person offering the rental is not the owner and doesn't have legal standing to rent it. So I would check into that first thing. --76.178.xxx.xxx |

Are you kidding me?? You just hit the jackpot. Your property is going to be professionally cleaned on a regular basis. Overnight guests will check in late and leave early, leaving the property empty most of the time. Any damages will be repaired promptly by the tenant so they don't get bad reviews and can continue listing the property. And given the area, they should have no problem making the rent.
The only thing you might want to check into is whether you need to change your insurance coverage, in which case you are certainly justified in raising the rent on your existing lease. --104.230.xxx.xxx |

If your tenant is doing STR without your permission, I doubt they have STR insurance coverage. It's very expensive. Your Landlord insurance doesn't apply. Also, it may not be legal or registration may be required in your city. --50.230.xxx.xxx |
