How do you set up the Chart of Accounts so that it can produce a Schedule E per property does anyone know? I've googled, emailed and found nothing...any ideas?

WMH,

I'm not sure what purpose you're using this for, but if you go into "Reports --> Income Statement" you can generate a report for all or specific properties listing all income and expenses, broken down by category, for months, quarters, or years. They give you essentially all the information you'd get on a schedule E, but it just doesn't say "Schedule E" at the top.

The one expense I haven't figured out how to set up yet is depreciation, because I have to set up amortization schedules and I haven't figured out how to do that yet.

I don't have a full year of income and expenses in Buildium yet, so I had to use my old skool Quicken 2000 software to generate my reports still. Should be able to get everything for 2023, though!

Thanks, SID, just what I need. We are planning ahead for Taxes 2023. I have all of 2022 in Quicken, and we are running double books in 2023 until we get all of Buildium figured out.

Yes, I have a category for depreciation, but I don't have the amortization schedules set up to track it automatically. I may just leave that part to my CPA since I'm not tracking it now in Quicken anyway, and it doesn't do anything for me except lower my tax bill. Otherwise, the information isn't relevant on a daily, weekly, or monthly basis.

Sounds like we're at close to the same stage: getting ready for our first full year of data in 2023! Exciting times.

Btw, I agree that Buildium turns even the most anti-tech/automation tenants onto the system for convenience. I'm down to only ONE tenant who still insists on paying manually, but I don't worry about it. Easy enough to track since she's the only tenant who still does it that way.

In case you didn't catch the announcement, you can now set up your own user-defined merge fields. We need this for our leases and have been waiting for it - promised in March, delivered in March so can't argue with that.

We need this because 99% of our lease is the same for every house, but there are few items that change on some properties (utilities, mowing, etc.) and we hope we will be able to "merge" those changes into the main lease. So again, changing one changes it for everyone going forward. --50.82.xxx.xxx

I do what Sid does and generate detailed and consolidated income reports for each property I give these to my accountant. There will be a few things that fall into "other" line 19 on Sch E and a separate page is filed w/ the return. As I mentioned previously, I put all of my 'office' expenses against one property. My accountant figures the depreciation, since he inherited my accounting and had to work w/ prior depreciation. The only thing he has me do is separate the GSW from the tax bill. --67.240.xx.xx
