Just saw my first rental unit listed with EV charging available, Wayne county near Detroit, does not discuss the payment for using the charger.

I have an EV charger on my rental.

A tenant I had wanted one. He had a Chevrolet Volt. I made an agreement with him that if he paid for the unit and installation, and also it stays when he leaves, then I would allow one to be put on my house. This is more of a C class rental. I haven't had any others interested or who have used it. I do not guarantee it's functioning nor am I responsible for any damage it may cause to a vehicle. However, if the tenant damages the car charger, they are responsible. This is an addendum in my lease agreement. I do not charge extra for it's use.

Until EV's get more common use, this will probably be area specific. --98.40.x.xxx

I am near a University and thought this would be a good addition. I think it is the lower class neighborhood that is the reason no other person has showed interest.

The tenant who had it installed was a recent grad student. His live-in GF was a current grad student. --98.40.x.xxx

We allowed a new tenant to have one installed, but DH insisted the actual plug socket be removeable - and all the wiring stays - so we can replace the socket with what makes sense in the future. Tenant wanted to do the cheaper install - straight to the plug socket somehow - but DH insisted an electrician do it the way we wanted. He did and so far so good, he's still there - we'll see what he leaves. --50.82.xxx.xxx

A EV charger is just a plug with 240 VAC along with 50 amp circuit breaker where 6 gauge wire is used. The EV vehicle converts the Ac to Dc so the batteies charge. To install is buy a special EV box on amazon then mount outside house then connect to main electrical panel with a 50 amp circuit breaker. As long not paying for hydro electricity then the tenant pays for the electrical consumption. Eventually more people are going to a EV where most include a wire plug that plugs into the EV box. Although a EV can charge on 120 VAC 15 amp it would take a very long time. Another option is to install the amortize the cost over a period of one year to two years. --68.69.xxx.xxx

Friend from Garden Club has one and her husband has the car that shuts off when one stops and starts up again. She came over with it one day, freaky. I will not get those or rent to anyone who needs one. Batteries blow up occasionally. Read a couple of reports of people not being able to recharge in very cold weather and in fact the charging post drained their battery leaving them stranded. I have seen enough of the fire videos where firemen can't put it out. Now they are starting to offer more hydrogen fuel. That would be the old cliche' making gasoline from water. Liquid hydrogen might be hard to keep cold on a warm day in traffic. Just gimme the gasoline and later a horse or two. --71.188.xx.xxx

It is lot colder here then in New Jersey where there are more Tesla EV on the road. If keep in garage then cold will have less effect. If had the funds would not hesitate to buy a EV Tesla. It costs a lot more here for a litre of gasoline here where around town along going to less then 160 kilometres it makes sense to own a EV. Gasoline is oil product where without revenue from oil and natural gas the war with Ukraine would come to a end. The stupidity is not pump more oil where improving fuel economy along with insulating buildings will reduce carbon footprint. In the last ten years winters have been a lot warmer. Never in my lifetime have seen a regressive political wanting to go backwards. It would not be difficult to add a EV outlet on outside of house as stove, clothes dryer, demand water heater is natural gas where no longer require 240 VAC at 50 amps. For owning rentals and house being is being more profitable where have to get every dollar back then some. Housing can be built to be net zero where no connection to grid at all. Super insulated, triple pane Low E windows. For some manufactures the product is being customer tested with unproven technology. Buy a new product in the store where the technology is unproven then later find it breaks down. There is a quantum leap in technology where the future is not to be like the past. One time a tenant called up about not enough heat where went up in February then the window was wide open where scanned radiator which was 40 degrees Centigrade where the indoor is set for 21 degrees Centigrade. Brought down stairs where showed the high efficiency gas boiler was constantly running where did not tell it firing at minimum rate. Told her to walk around the block then see if anyone has windows were open. There are three computers controlled heat in apartment building where three outside sensors. Less then one degree tolerance where the system was designed that if window was left open the temperature would drop where it forces tenant to close the window. Now going to load high efficiency EPA rated wood stove where will pay the dumb carbon tax as this winter have not used furnace as much as last year where keep upgrading insulation. Spray foam is working where when weather warms up going to continue to install more spray foam. In the end which apartment building would buy the one that costs three times as much to heat or the one that is energy efficient completely. --68.69.xxx.xxx

To be progessive is not like the extreme left wing tenancy advocate groups who do not believe in private sector ownership. Rent for profit is where capital is spent then the operating costs of ;running a rental complex goes down. VW and Toyota were reluctant to start building EV vehicles where VW is investing in a vertical integration lithium battery in Canada where the objective is to reduce the cost of batteries for EV vehicles then sell to other manufactures where Ford presently has a partnership. There is a green revolution where the progressive countries are going to move ahead where countries like Russia and China are going to stay with dirty coal power generation. After the president of Toyota stepped down where the new direction of the company is to enter the EV market. The left wing is always critcial when a rental housing provider makes significatt investments in rental complexes like energy conservation along with improving the appearance of the rental complex. If those nuts took over a building within six months it would like a Cinderella story where the day they took over the clock struck twelve then within six months they would be bankrupt. Socialism does not work even though there are good intentions where human nature where people are only interested in helping themselves not other people. The profit motive is to increase value of the rental complex along to continue to reduce operating costs where water, natural gas, oil and electricity are reduced. it is easy to be a critic where they have absolutely nothing in life. --68.69.xxx.xxx

Personally, I'd install just the 220 outlet on its own circuit and breaker. Make sure to use the recommended (as per instruction manual of charger) gauge wire, breakers, etc. Its sucks lot of current and will heat up wire if too small. I'd let them get the charger. Most chargers come with a plug-in option so they can just plug into that outlet and mount their box on the wall.

I'd also install a smoke alarm in garage above car because everyone is right, batteries do ignite.

If you do supply the charger, be sure to add a few stress relief clamps on the charging cord so that when they tug on it to make it reach, even when there's no way it will reach, they won't rip the cord out of the unit and break it. Had that happen to one of mine. Also I've had lightening or something melt a few plugs too. --108.69.xxx.xxx
