this is the babble attached to the actual bill. just google HB 506 and then "text". I think "summary" also has some of this type "fear".

HB 506 / Draft 00612 sponsor Nancy Guenst / statewide imitations on residential rent increases

...landlords exploiting housing crisis ...unfair and unethical practices need to be addressed to ensure commonwealth families remain secure, free from risk of displacement ...working families deserve protection from unjustified, excessive increases, especially with the severity of today's economic challenges ...

Thank you for the update. a state rep rents off of me. I will swing on by and tell them that the premise is outstanding - well because it is. Should anyone get outpriced from a home NOPE. But since the cost of doing business has gone, up - please pass regulation slowing these cost. It is a tough nut to do. So how about just limiting the tax increases then. --24.101.xxx.xxx

As if we are not people facing the same things, only even more so since we HAVE to keep our rental properties habitable and safe and repaired and updated... --50.82.xxx.xxx

The only hope for limiting property tax increases, paint - maintenance and utility costs fixed, you know that will never happen so deferred repairs is gonna happen. --76.190.xxx.xxx

It's one of those things where my mind rambles.

Was a ceiling put on lumber prices the past few years?

Was there a cap on housing sales prices in 2021?

Were car dealerships required to hold a certain number of those back ordered vehicles (without some type sensors? I think was supposedly the reason) for the down troden, even if they couldn't afford those new vehicles?

My county and municipal real estate taxes, along with sewer and trash, went up significantly this year ... and I mean about 40% for some of them.

A small landlord, randomly using 10 units, should not be held to the same regulations as a large landlord, randomly using 100 units.

IF families are suffering, there is readily available financial assistance for food, medical, utilities, child care, job advancement training, and education. It might take a little work and head scratching and considerable cussing until someone figures it out, but the assistance is there. --98.237.xxx.xx

Thanks for the info, Nicole. As usual, all Dems and no Republicans sponsoring this. I think I might contact my local House rep (alas, also a dem due to redistricting) and include a copy of the bill for the HVAC total replacement last fall that would have cost about 40% less had it been done in early 2020. --96.245.xx.xx

What seemed interesting to me is that, if I'm interpreting it correctly, the restrictions don't apply during turnovers. It only applies to rent increases for existing tenants. Could have the perverse effect of incentivizing landlords to kick people out so the rent can be raised to market rates. --192.175.xxx.xx

Thanks for passing this along, Nicole. I mailed letters to three state representatives today where my properties are located (2 Dems, 1 Republican). Hopefully this bill doesn't go anywhere. --173.49.xx.xx
