I have a rental unit, single family home 3/2 1949 bungalow located in a hip part of town.
Front loading stackable Bosch units have busted. Front loading washer machines are more aesthetically pleasing however have a tendency to have mold buildup and god forbid water leak onto the new laminate flooring, so I have chosen a stacked unit, front loading dryer on a top-loading washing unit. It is whirlpool, and, while I think this makes more sense in functionality, it's definitely not as "pretty".
For my rental in a place where a 3/2 can go as much as $3200/month, do I need to take aesthetics into account or can I stick with what I think functions best? --73.207.xxx.xxx |

How will they get the clothes in the top loading washer if the front loading dryer is sitting on top of it? I hate to say it but if you don't have room for other then you need to have both frontloaders. --71.188.xx.xxx |

Top loading all the way. I don't find needing to leave the door open all of the time on a front loader aesthetically pleasing at all. --50.230.xxx.xxx |

I suspect you know your market better than anyone. Personally, I don't have a problem with the whirlpool stacked unit.....perhaps you could mention when showing the place that you've had front loaders and they aren't reliable. I believe most people by now have heard some of the problems with the front loaders (e.g. finicky electronics, intermittent problems, filters moldy, hard to get fixed, etc....) --108.201.xx.xx |

In the EU there are no top load washing available as top loading machines will never meet the energy saving requirements. A front load washing machine uses 40 per cent less water along with a small amount of hot water. Most front load wsshing machines have a access door to clean out drain filter which has to cleaned every three to six months so pump can drain out. The door and soap door must be open after a wash so water evaporates then there is no smell. If there is a smell then use a few cups of vinegar. All appliances are designed to have life expectancy where parts break. The most common is the spyder which holds the drum. If buy a Huebsh commercial front load washing machine which is more expensive a non coin model will last a long time as parts are more durable but washing machine will cost more. Front load machines have a faster spin speed where most of water is spun out then clothes can put on clothes line to dry without using a dryer. Special low suds detergent must be used with the HE label where now HE detergent is very common as there are more front load machiins. A leak is very rare where can buy a pan then install a drain. For rentals avoided any domestic flooring where comercial grade porcelain while more expensive upfront that flooring last easily more then ten years. --68.69.xxx.xxx |

I believe I would take aesthetic into the equation. And any Whirlpool would be ok with me. --172.59.xxx.xxx |

Not me. Front loaders clean better, can do larger loads (king size bedding) use less water, even use less space. I wouldn't buy a top loader again unless it didn't have an agitator, I might consider those models. --50.82.xxx.xxx |

if you have room for side by sides go with top load. they are cheaper in my experience. as far as capacity and energy ratings, who cares...its a rental --75.80.xx.xx |

Around here you can't get front loader service, get a picture and tape it on the front of a top loader. --76.190.xxx.xxx |

In my early days, I was able to find several renovations just from the proceeds of flipping appliances and I can tell you that front load units are garbage. Expect to replace the motherboards every 3-5 years at a material cost of $250-$350 (plus labor).
Besides the pricey speed queens, there are none better or tougher than a top load kenmore/whirlpool. (They’re the same thing). Their weakness is a lid switch that tends to fail every now and again, which is a 30 minute/$25 part repair. --71.63.xx.xx |

I hated my front loader. It trapped water, got moldy, and when it went no one would touch it. I also don't like HE washers. I need to run some loads twice to get clean and clothes are very wrinkled out of washer, which is a problem as I use a clothesline. --216.23.xxx.xx |

At that price range, I am sure esthetics outweigh practicality. So I would go with the front loader. My experience with them is a love/hate. They use less water and clean exceptionally well. Mine have only lasted 5-7 years. Do not like leaving the door open to prevent odor/mold. Top loaders are longest lasting and manageable (by us and YouTube University) for repairs. --64.184.xx.xx |
