I asked the applicant how many persons in their party who were 18 and older.
Two she says, No, three, says her eight yar old kid
Two, she says, me and grandpa.
No three, Keith is an adult.
Keith doesn't live with us,
Yes he does , no he doesn't Yes he does, no he doesn't, had the kid is getting more and more confused and the mom is shooting daggers at her from her eyes.
It's a nuisance to have live viewings but the lockbox landlords could easily end up having Keith move in if Mom screens OK. --76.178.xxx.xxx |

This lock box landlord will find out the same information about Keith... during the 2-minute in home inspection. At that same time I will also find their undisclosed pit bull, the roaches, the trashy yard, and the holes in the walls. All the things most traditional landlords miss. Then they wonder why their residents "go bad" after move-in. Hint: they were bad to begin with, but they screened well on paper and put on their best shiny face during the showing.
Lockbox showings does not mean there is no personal interaction, if combined with the 2-minute in home inspection. You must do BOTH, not either/or, if you truly want to learn all there is to know to protect your investment. As a bonus, you save meeting several dozen liars in person. --184.4.xx.xxx |

The 2-minute home inspection is the only way to go. You find out a wealth of info just by looking. However, I prefer the method of dropping by to get a form signed that I forgot better. Sneakier anyway. --108.69.xxx.xxx |

I still laugh over the time we were showing a sfh that backed up to HOA common ground. The dad had casually remarked that the ATV in the back of his truck was from the kid's baseball league that he did groundskeeping for, he was headed over to get it serviced after the viewing. His 9yo son comes running up from the back yard and yells, "Dad! There's a big field back there for me to ride my ATV on!" Oopsie. --96.245.xx.xx |
