Screening if carefully done there is no discrimination. It is common trick where they change one letter in the surname where the credit report comes back no identity so it is not mandatory one rents to alias person where no one is allowed into a country who is a alias. Three pieces of photo copied identity like birth certificate, drivers license, passport if they have one or health card or any other piece of identity like a utility or other bill. A valid social insurance number where if they refuse then they can walk. If utilities are not included in rent then utilities must in the tenants name before moving in where unpaid utilities and unpaid rent go hand in hand together. Discrimination here is source of income, sexual orientation, ethnic background where can go down the list of human rights. In the province of Ontario it is minimum credit score of seven hundred and above or they walk. Incomplete rental applications along with all adults are required to return completed rental applications with proper identity as it is legal run a thorough credit check. Another common trick is they use friend or relative for a reference where call then ask if they have any apartments or houses for rent. If the person does not know what you are talking about then that ends right there. Had a woman with two kids on social assistance who told me she was going to take to the human rights tribunal where on the credit reports she owed over $700 on cable bills and cell phone bill where that already set a precedent on how bills are paid where told her if she wanted the rental apartment the rent must directly from social assistance where she never called back or took me the human rights tribunal. Most jurisdictions vacancy rates are at historic low where when a rental unit or house is rented then there is little they can do. It is not the first person but the person who qualifies. Some are holed in relatives place or at a motel where they can stay there are very long time. Some are foolish in the industry which simply hand out keys then the one out of three odds of getting rent arrears along completely trashed out rental unit is common. Screening is a three part process which starts with completely filled rental applications along the place of work actually exists which can check in yellow pages or phone book. One lie they walk. If they offer work for rent then rent is already a issue. Every year here the population in Canada is expanding by 700,000 per year as immigration. Housing of all types is not keeping up. The provinces that are hostile to private sector rental housing providers where very few purpose rentals are being built. Most who are looking for keys with hand shake will never bother to show up as they already know they will not qualify. The extreme left wing tenancy advocate groups wanted to out law credit checks where insurance companies and banks run credit checks. So in the end everyone is treated the same then no discrimination. The laws are so unfair to landlords.

Im just keep hoping all the losers I'm getting can be easily denied by credit score or incomplete application. But what if not? I am scared. So scared I'm taking very few applications. No application, no denial.

In Oregon, you must have your rental criteria in writing and if you collect an application fee, you must give a copy of your written criteria to the applicant

Make sure that your written criteria does not violate any fair housing laws but put lots of things in there that you can disqualify an applicant for and be sure they are legal. My written criteria had three pages of conditions just for pets and animals

You can reject for any item that you have actually written in your criteria and applied fairly to every applicant as long as that doesn't violate fair housing laws.. --76.178.xxx.xxx

Low credit scores where unstable rent history goes hand in hand together. Usually they take rental applications then never come back. Incomplete rental applications and no identiy are put aside. In todays economy vacant rental units are scarce where within a short time will have a quaified applicant. Housing is not a right where they completely trash out then not pay rent. If want to see what happens then view some videos on You Tube about the tenants from hell. What is happen in most jurisidctions is the eviction ban is being lifted where many who were able to pay rent bought other things then the arrears are in the thousands. Addiction problems are not the problem of rental housing providers where rent has to be priority. If they go down to the grocery store then take a chocolate bar there are serious consequences. Credit score does not take source of income, ethnic status, sexual orientation or anything into account. Dishonest people have low credit scores where always they will be problems. if in the ad will provide rental applications they will never bother to show up as they already know they willl not qualify. Had people apply who owed thousands in judgements where told them they have to fix the negative credit reports then reapply where they do not have the money to do so. Thousands are owed to other rental housing providers where no way going to be the next one. Never worried about the human rights tribunal as never practiced discrimination. In the province of Ontario it is a credit score of 700 and above or you keep looking. With a million people living here since last year they are very vacancies where those who are holed somewhere are staying there. Provinces that have rent control along with hostile environment to private sector rental housing providers there is very little new purpose built rental housing . --68.69.xxx.xxx

Application Process

All applications are taken on a first come first serve process. We do not have a waiting list.

APPLICANT PROCESS ~ Complete an application. One application per person over 18 years of age.

For faster processing make sure all lines are correctly filled in on the application.

APPLICATION FEE ~ $50 application fee per person over 18 years of age. Fee is non-refundable and

is payable in cash, money order or check. We will not start processing your application until we have

collected this fee. A credit/background check will be run. We contact current/past landlords,

employers, and personal references.

IDENTIFICATION ~ We require photo I.D., preferably a driver's license, and it must be presented

with the completed application.

NON-DESCRIMINATION POLICY~ We do not discriminate against an applicant because of the race,

color, religion, sex, sexual orientation, national origin, marital status familial status or source of

income of the applicant.

HOUSING REFERENCES ~ Rental history must be verifiable from unbiased sources. It is your

responsibility to provide us with the information necessary to allow us to contact your past landlords.

We reserve the right to deny your application if, after making a good faith effort, we are unable to

verify your rental history. If the applicant’s housing during the past five years has included home

ownership, mortgage payment history shall be considered. Manager reserves the right to decline to

rent to groups of persons lacking common rental history with two landlords.

INCOME ~ The combination of your monthly income must be at least 3 times the rent amount.

Income must be verifiable through pay stubs, employer contact, or tax records. All other income,

including self-employment, must be verifiable through bank statements or tax records. Stability of the

source and amount of income during the past five years may be considered.

CREDIT WORTHINESS ~ Credit worthiness may be determined from a credit report which should

reflect prudent payment history. Applicant(s) history should be free of evictions, judgments,

collections and bankruptcies. A valid explanation may be considered by the owner/agent if provided by

the applicant(s). You have the right to dispute the accuracy of any information provided to the

landlord by a screening company or credit reporting agency.

CO-SIGNERS ~ We do accept co-signers. Please contact us for more information.

ARRESTS AND CONVICTIONS ~ Arrests and/or convictions may be evaluated. Any individual whose

occupancy could constitute a direct threat to the health or safety of other individuals or could result in

physical damage to the premises will be denied.

DEMEANOR AND BEHAVIOR ~ The behavior and demeanor of applicants during the application

process will be considered.

INCOMPLETE, INACCURATE OR FALSIFIED INFORMATION ~ Any information that is incomplete,

illegible, inaccurate, or falsified may be grounds for rejection or termination of the rental agreement

upon discovery.

PET POLICY ~ No pet with a history of aggressive, threatening or violent behavior will be allowed.

Do to insurance restrictions Akita, Alaskan Malamute, American Staffordshire Terrier, Bullmastiff, Chow Chow,

Doberman Pinscher, Great Dane, Pit Bull, Presa Canario, Rottweiler, Siberian Husky, Staffordshire Bull Terrier, Any

Wolf Hybrid or any mix of these breeds.

SMOKING POLICY ~ Smoking is never allowed in ANY of our rental units.

RENTERS INSURANCE ~ Renters insurance is required. The tenant will purchase and provided

Manager with a copy of current renters insurance prior to moving into the unit and keep renters

insurance active during the entire tenancy. Landlord must be named as “interested party”.

RIGHT TO APPLEAL A NEGATIVE DETERMINATION~ If, your application is denied you

have the right to appeal. This doesn’t hold your place in the application que. Landlord

Join NW multifamily or your local landlord group.

If you only have one rental, you might consider using a property manager. Finding a GOOD one is the key. Large doesn't mean good.

I've been managing my SFH's and a couple of condos since 1981. I've never found a property manager that hasn't left me dismayed. If yu want it done right, you've got to get your hands dirty. Othrreise, you're in the wrong business and rental properties are busnesses, not just investments. Even after all these years, I still get fooled once in a great while but I always look back blaming myself in the end because I broke my own rules for a "unusual situation". I'do nt live in Oregon although I grew up there but I expect that it's not much different than it is here in socialis t western Washington. There are tricks of the trade that will keep you out of trouble. I'd be happy to mentor you. --50.125.xx.xxx
