Dog is ese as per caller. They have a cat also. Upon meeting, shall I advise applicant of non refundable fee for cat ? -- but what if the cat suddenly becomes an ese? Do you have a similar situation in you recent applicants ? One ese, one non ese animal? Please advise.

I had two complete idiot jerks look at an apartment saying each has an ESA animal, one a cat and the other a dog. The couple (Protected because of same gender) had never lived together nor have the dog and cat ever met. I explained that my apartment /building is not some kind of testing grounds. Why haven't they to "kids" met? Because they live with their parents and they too have issues with damage. So I came up with a brilliant idea, why not buy a home of their own to destroy and repair under one roof. Not mine, not your parents or a stranger.

They ended up reporting me to "Housing". But as it turns out I have tenants in one of my West Hollywood buildings that are on the board of Housing and are also gay. --47.147.xxx.xxx

Any animals require an exit flea treatment payment, cat-dog same treatment, please bring copy of documents when coming to fill out application - follow the ESA and Emotional plans - they are federal laws. I don't do monthly anymore, our county requires proof of shots and nearly any vet records are photo vet records. I had so much damage I asked for 200 monthly to deter animals, cats damage lower 24 inches of walls in every room. Also to deter smoking we follow the 2009 -Breath Easy- rule which does not allow smoking in rental property, to find this do a quik inhome visit at existing - see ashtrays? auto disqualify, no more contact. --76.190.xxx.xxx

Worry about the people first. If they don't qualify, then you don't have to worry about the animals.

If they are requesting ESA status for their animals they will have to provide you the required information. Assuming they do, they will still need an in home inspection for temperament. Assuming they pass all these items, then yes you will rent to them. I have a lady who clearly met all of the requirements.

My policy states:

To have an animal be considered in your rental application, you must include the following:

1. Photo and name of the animal.

2. Recent medical letterhead from a local vet which includes:

a) If your animal is spayed or neutered

b) Up to date on vaccinations

c) Breed type and weight

To have an animal be considered in your rental application as a support animal, you must include the following with your filled-out application:

1. A written request for a support animal as a reasonable accommodation.

2. Evidence from your healthcare provider of a disability and that you have a disability-related need for an assistance animal.

Any animal initially accepted will need an in-home visit to verify that they are friendly and social animals.
