Bought a 32 Unit storage building. All mandoors. (Not overhead doors).
Haven't dove in deep on online marketing yet...but have had NEXT TO NO INTEREST from our onsite signage...
For those of you who have bought storage units with significant vacancy... what do you recommend?

I'd love to be in that market space, but I'm not currently. If people don't know you exist, you won't get any interest. Plaster advertisements everywhere. Create a website and promote it everywhere. no ownership experience, but agree you have to have an online presence. Did you look yourself up on goggle maps? If the listing has not been claimed then claim it so it shows up on maps. You would be surprised how many small businesses miss this vital tool. Next, as a consumer I want to put my stuff where it appears secure. Is there a fence around the place, is it in a decent area, look deserted, etc? Does the building look fresh, is there good perimeter and indoor lighting, would someone want to walk in there or hesitate? Some uhaul facilities have questionable people loitering, is that an issue? If it has more than one level how is the elevator? Is parking limited, is it paved? I once had storage in a place where only 3-5 people could pull up to the loading area at a time, big failure. and since I'm a consumer, what is a "mandoor" and is that a disadvantage? --67.240.xx.xx |

Pretty sure he means a standard entry door instead of an overhead garage like door.
Easier to operate, cheaper, eats up space inside the unit for swing if it is inswing, can't get the really big items thru it easily.

I would think your target market are people in transition or hoarders or businesses that need extra space.
They are looking online.
Ask your current clients why they rent and how they found this place.

Open web browser and type "storage unit near me"
The browser shows the top 10-15 storage facilities in the area. You need to get your business listed on Google. There are YouTube videos how to do it. Pretty easy and free!
Also, have a website where they can go online to rent a unit. Make it EASY!
For online rentals, I recommend unittrack.com. They ran my online site, collected credit card payments, managed my inventory, mapped the site, etc. Very inexpensive. Something like 50 cents per unit per month? --184.4.xx.xxx |
