Applicant does not have recent paystubs. Instead has a job offer letter and says she will have paystubs next month. Um….no. I’m not going to wait for you to give me proof of income after you already moved in.

Job offer letters can be forged. There are businesses that sell phony documents and the California AG (Kamala) would not prosecute because in fine print it said NOT FOR FRAUDULENT PURPOSES. --99.23.xxx.x

The letter of employment states the job title, relocation expense policy, salary, pay dates, and any probationary period.

A letter of employment that doesn’t give at least that much information serves no useful purpose to help their new hire get settled in. --149.76.xxx.x

I have approved applicants with a signed offer letter. These are usually a relocation so there is previous employment history with paystubs or a graduating senior from college beginning their first full time employment job. Most times this can be verified through someone at the company or often these days their Linked In is already reading employed with that company. --75.67.xxx.xxx

Like Still Learning, I will accept a "real" job offer for qualifying income.

They also need to have a good history at their previous/current job - and paystubs from it. Or, if a recent graduate - that's OK, too.

In either case, they must be able to show enough money in the bank to cover move-in costs + next month's rent. --68.229.xxx.xxx

99% of my tenants moved here from somewhere else, it feels like. Most needed housing before they could accept the offered job. It's extremely common here. I take 2x the rent in deposit (for everyone) and an offer letter from the right company is fine with me. --50.82.xxx.xxx

Straight out of grad school, sure. Taking new job w no current history, pass. Job history, offer letter w salary, call to new employer, yes --172.59.xx.xxx

My "jewels" tend to be teachers, nurses and Coast Guard people: all of whom have offer letters in hand, some aren't even physically in the area yet. --50.82.xxx.xxx

Check with the personnel department for the new job. Do not call the phone number the applicant gives you for their new boss. Open up the phone book, find the phone number for the business yourself, and call and ask for the personnel department.

While I am at it, I also ask about the person who was claimed to be the boss, whether or not they are really a manager there. --76.178.xxx.xxx
