Instruct the tenant to use plenty of water. Tap on full force while gd is running AND keep the water on for 15 seconds after the gd has finished grinding. People do not use enough water to flush out the ground up food and it hardens into a putty as it dries. It can lock up the cheap ones that do not have enough torque to break it loose, and it can also harden in the drain line downstream and cause a clog.

Replacing gd is pretty quick and easy. Once the mount is on you do not change it. Just loosen the collar, remove and replace, tighten the collar. Make a simple electric connection and done. I feel that without a gd a lot of stuff is gonna go down the drain and clog it. --73.141.xxx.xxx

After giving a class to tradesman and landlords on the subject of garbage disposers, half of them still had issues because they were too short sighted and narrow minded to spend a buck to save themselves future troubles. I'm not saying that you are one of them, but if you keep on having problems you aren't addressing the underline problems.

I was given the contract to maintain a large apartment house for a huge landlord operation. Over 100 units. After a year my contract was not renewed. One owner told the board of directors that I had removed all of the disposers and replace them with standard 4" drain baskets. That's 100 disposals down the drain. Problem solved at a high cost. Another board member had a son living in that building so he called him on speaker phone, asking about the disposal problem. The son said,

"Oh yes the disposals. Robert fixed the problem and all of the units have working disposals with no problem with them for the past 9 months".

They thought I removed them, but instead I fixed the problem.

On a master plumber who investigated and found the problem and was willing to do what was necessary to fix it right, at any cost!

This problem was too many kitchens drained into the same common sewer lines and was not slopped or vented enough for the food to drain out before gumming up the line causing blockages. --47.147.xxx.xxx

WL (and anyone using these),

Since you have used them for a bit I am curious about the sempersafe screens.

Do you notice build up on the underside of the screen that can't be gotten to without removal?

I started sealing screen cups in vanity drains a short while back. I have one in an often used half bath at my house. It isn't sealed in. I removed it the other day and noticed a lot of build up on the under side.

Does this happen with the sempersafe units? I am a little concerned about the smell and such that could start from this.

Otherwise I love the idea. Being someone who suffered from corn nuts being flushed down a kitchen sink and the fun that happened after it.

I don't do disposals, even in my own place. I don't see a need for these here, but to help keep accidents from happening at rentals it is a neat idea. --107.147.xx.xxx

Costco routinely has 3/4 HP on sale for $90. They hold up better than the big box store brands. Instruct tenant to NOT pour boiling water..ie spaghetti water etc.. down the disposal. It can warp it and cause it to jam --76.138.xxx.xxx

badger 5 or better and a short tutorial on how they work. in calif we most commonly drain dishwashers through them so the dumdums need to know to run them clear before the DW is run to avoid backups. they also need to know that running water is required for them to work. yes, some people need to be told. --75.80.xx.xx
