Can they pass a credit check?

What is their source of income? Is it sufficient? Is it garnisheable? Will international law play any part if it becomes an issue?

What does their landlord history (past and current) look like?

Can they pass a back ground check?

Are they cooperative?

Do they pass the 2-minute in home inspection?

In short, I would screen them just like every other tenant. My guess is they will lack some of the documentation we'd expect US citizens to have. Doesn't mean they can't qualify, but it will likely be more difficult and/or require some extra effort on your part. So I would lean HEAVILY on the things that work the same as usual and then decide whether or not the hassle factor is worth it for the rest.

If they can't/won't provide the necessary information, then pass based on the cooperation test.

Main thing is that you treat them the same as everyone else. You have to ignore probabilities and demographics. If you do not ask "John Smith", who speaks English with no accent, if he is a legal resident, then you also cannot ask the "foreigner" who barely understands English, has a strange name, and seems "right off of the boat" if he is a legal resident. --73.141.xxx.xxx

Check their immigration status and make sure they are legal to work here and have income and bank savings just like how you would approve any other applicants.

I had wonderful family--refugee from Syria, very clean, hardworking, nice family with proper immigration documentations ( pending green card) and great job references, no rental history but I took them.

I recently rejected another family from Mexico, engineers, great rental history and income, however I want a 2 year lease, their work visa expires in 8 months. These days getting work visa renewal is very uncertain so I went with some one else.

So make sure they have legal work and immigration status during the lease term so they are not forced to go back home or lose the current job. --70.119.xxx.xx

We ask more questions only if some one can't provide an a US ID ( to run credit and back ground checks) or has a conditional driver's license expiring sooner than intended lease expiration date. We'll ask them to show us they are able to work legally during the term of the lease as part of financial qualification. We don't count cash income, must show W2s or pays tubs, that also eliminate those who are not legal to work here. We need everyone to have current IDs, no expired IDs accepted. --70.119.xxx.xx

A few years ago, I had a professor from Ireland apply for a rental for one year for himself and his family. I checked them out by contacting his employer which was a local large university. I also checked out everything else that I could including their current home in Ireland via Google Maps. Everything checked out and they were good tenants. --99.165.xx.xxx
