Realtor dot com #638729 I always love buying stuff nobody else wants. Houses that have been neglected and I can see something in them that no one else can. DH is done, he doesn't care about it, never has. He likes the money but not the headache. We have a great handyman that isn't cheap but good and trustworthy.
This property will go for more than I can put into it but I have my eye on it.
Location, location, location...... that it does not have. In a bottom with a terribly rough, steep private road into it. Stream real close to the house, in a 100 year flood plain. Some floors feel soft, maybe termites, crazy inefficient floor plan and no closets. Only 100 amp service. Wood stove for heat. --216.126.xx.xxx |

Pat, I love "dogs" too.
We transformed one and now I am completely hooked! There was a day care in a town close to us and had we been in a different part of our investing cycle, I would have snapped it up.
There is an abandoned nursing home in horrible shape that I would love to get if it had additional parking. It would be great to transform into a sober house or individual little units.
If you are looking for some great reading, I can highly recommend any book by "Fixer Jay" Decima. When looking at ugly properties, he is able to see what others don't see. He is also unbelievably creative with financing. --12.196.xxx.xxx |

Where does that creek flow?
There might be an opportunity there.....but I would have to ask, if there an opportunity there, why hasn't anyone swept it up after 24 days of advertising to the general public?
I am located in a slow real estate market place, and the average market place time is only 43 days. Bargains last hours. That would seem a bit strange for me.
Then again, if the numbers make sense - I applaud you for doing the research and finding it. I see the historic assessment went up a few years back so something occurred. The money is in learning what that was --24.101.xxx.xxx |

Cute! I love those little houses. Mine are smack in the urban jungle, that woodland is beautiful. I could sit out there with my hounds, thats for sure.
To help with flood prevention, check out what the deer population is ( probably heavy.) If the area gets heavily deer browsed, try fencing off small sections along the creek, so native plants can sprout/ recover without deer browse. Once the native plants get a solid foothold, the fencing can be moved to another section. So, in essence, you fence deer out so plants can recover, and rotate every few years. Deeply rooted native plants can hold stream banks, and allow the floodplain to do what its supposed to do: deal with those 100 year floods. Or, that is my understanding. I was at an auction two weeks ago. I was runner up bid at $16,300. The place will be worth 90-95K after the repairs. The real issue was did I really want to make sure all the work got completed.
I let the contractor bidder chase that one down. Always better ways to earn a buck than swinging a hammer. Repair cost was in the neighborhood of $30,000. But in this market place, maybe that was low too. Anyone who has priced PVC recently has had sticker shock --24.101.xxx.xxx |

It's up to 14,500.00 now. I quit bidding. It's 10% on top of winning bid. Our handyman went and looked under it, he was thinking about it, but he says it's really bad. Lots of bad sills/damage. Somebody was zooming around on a 4 wheeler. It's family land all around, and we've been there and done that before. It can be hell. It's about 13 miles from us. We have a few other rentals within a few miles of it.
It's up to 20k plus 10% commission. Since handyman and hubby think it is a money pit, I doubt I take the plunge. --216.126.xx.xxx |
